<br /> This agreement is entered into between Jon A. Baker and Sharon L. Baker each in
<br /> his or her own right as the vendor(s) and Roger L. Jones and hathleen A. Jones each in
<br /> ; � his or her own right as the purchaser(s).
<br /> The vendor(s) se11 and the purchaser7s) ACREE 4'O BUY: East '� of the West �, of the Northerly
<br /> 91' of Block II, Pleasant Home Sub. A.K.A. 413 FVest Windolph, Ifall County, Grand Island,
<br /> Nebraska.
<br /> together wi21 all appurtenances thereunto belonging and now thereon subject to any
<br /> f buildinq restrictions or easements of record against such property (real) on the date of
<br /> this agreement.
<br /> The purchasers AGREE to pay for such real property the aggregate sum of twenty three
<br /> thoasand ni�x� hundred and no/100 dollars, ($23,900.00) payable as follo�os:
<br /> One thousand five hundred and no/100 dollars, receipt of which is hereby acknowledged;
<br /> and the balance of twenty-two thousand four hnndred and no/100 dollars, with interest,
<br /> at the rate of eight and three quarters perc�nt per annum l8 3/40), to be paid at the
<br /> office of Baker Gallery of Homes at Grand Island, Nebraska or at such other place as
<br /> the vendor(s) may hereafter designate, in cariting, in monthly installments of 5177.50
<br /> plus prorated taxes and insurance installments, cormnencing on September 1, 1976, and on
<br /> the first day of each month thereafter until such purchase price and the interest thereon
<br /> shall be paid in fu11. Payment figured on a 30 year payment schedule and balance to be
<br /> ; paid in fu11 July 1, 2006.

<br /> The purchaser(s) sha11 have the privilege, on any installment payment date hereunder, of
<br /> paying the unpaid balance of such purchase pric� and interest thereon to the date of such
<br /> payment, and advances, if any, made by the vendor(s) for taxes or insurance, crith interest
<br /> thereon, to date of such payment.
<br /> It is expressly stipulated and agreed that the vendor(s) will submit herewith to the
<br /> purchaser(s) an abstract of Title, certified to date and that the purchaser(s) sha11
<br /> inform the vendor(s) within ten (10) days from the date ef this contract as to the opinion
<br /> the attorney for the purcliaser(s) regarding the merchantibility of the title oF the
<br /> vendor(s) to such real property as shown by such Abstract of Title.
<br /> The vendor(s) f�rther agrees upon the execution of this agreement by the parties hereto
<br /> to place in ESCROW with Baker GaZZery of Nomes, together with a cbpy of this contract,
<br /> a Warranty Deed conveying such real property to purchaser(s), free and clear of encumbrances
<br /> t with no exceptions and subsequent real property taxes and buildingrestrictions and ease-
<br /> ments of recnrd to date of this agreement and further subjer't to an� encumbrances and
<br /> RY liens incurred by or permitted thereon by purchaser(s), and the vendor(s) upon payment
<br /> �` by the purchaser(s) in fu11 of the purchase prim, interest and advances, if any by vendor(s)
<br /> for the taxes or insurance (where necessary) with interest. Escrow fees shall Le paid one-half
<br /> ;, bg vendor(s) and one-half by vendee(s).
<br /> The vendor(s) agree to pay the required real estate tax when the deed is delivered and
<br /> authorize the escrow agent to pay for such transfer tax out of the monies of vendor(s)
<br /> in his hands.
<br /> It is FURTNER AGREED TNAT: purchaser(s) sha11 be yiven possession of such property (real)
<br /> on August 1, 1;76, proveided, however, payment� of the total sum of $1500.00 as herein
<br /> provided for has been made by the purchaser(s). Purchaser(s) agree they have inspected
<br /> r the improvements on the premises and accept the same in their present condition, further
<br /> � agreeing they have not relied on any representations made by vendor(s) or their agents.
<br /> The purchaser(s) FURTNER COVENANT AND AGREE: to pay annually alI taxes and assessments
<br /> that may accrue, or be levied upon this crontract at the interest of the vendor(s) therPin
<br /> as they become due and before ti�ea, ,,,�ome dr_1.i7;nuent, :-7cJ.u�ino 1975 and I976 real
<br /> property taxec; to keep the buildings, if any on such real property insured against loss

<br /> fail to pay such taxes and assessments, or pmcure such insurance (if necessary) and the
