<br /> Thie Lease, made thie � day of L'CCG CF� � , 1976, by and be-
<br /> tween Richard .J. Ptullen, Lessor, and Joaeph Ken edy, Lessee, for the foll.owing
<br /> described real property located in Ilall County, Nebraska:
<br /> , � All of the Westerly fifty-four (54) feet of Lot four (4) in Block two (2)
<br /> of Gladatone Place, an addition to tlie City of Crand Island, Nebraslca,
<br /> also known as 2723 West Louise.
<br /> [JITNESS that the Lessor, in considerntion of the renta and covenants and
<br /> agreements of the parties heretofore set forth does by these presents let,
<br /> lease, und rent to Che Lessee, under the terms desccibed below:
<br /> 1. Lessee agreea to pay Leasor the sum of $210.00 per month, as rent on
<br /> the premisea. It is understood by the Lessee und the Lessor that tliis rent
<br /> includes a paymen[ of $180.00 per month which repreaents interest and principal
<br /> on a loan of $22,000.00 at 9�C percent for thirty years and an additional $30.00
<br /> per month for real estate [axes. Lessee is to pny all utilitiea and deposits
<br /> thereon, to include electricity, water, and gas.
<br /> 2. It is agreed that this Lease will commence on September 1, 1976, and
<br /> that the property will contuin a stove, refrigerator, washer, dryer., and lawn
<br /> mower, and that certain decoration will be made to the interior prior to tliat dnte.
<br /> 3. Upon commencement of this Lease, Lessee agrees to maintain tlie premises
<br /> � und bear all expense relative to said maintenance, keep the premiaes in good re-
<br /> pair, maintain the lawn, and remove snow and ice from the sidewalka. Lessee
<br /> agrees not to commit waste upon the premises.
<br /> ;' 4. This Lease, which commences on September 1, 1976, is to run for a period
<br /> " of three years, subject to the right of the Lessee to terminate on eixty days
<br /> � written notice, and the Lessor's right to [erminate for failure to pay rent
<br /> f within thirty days from the date rent is due, said rent always becoming due on
<br /> the Lirst day of each month, and Lessor may terminate said Lease if Lesaee commits
<br /> waste on the premises, or destroys any part of the premises.
<br /> 5. Leasee may not sublet the premises, or assign any rights under this
<br /> 4 agreement.
<br /> 6. Lesaee has the option to purchase said residence at the end of three
<br /> years for a purchase price of $22,000.00, less contriUutions to principal made
<br /> under the rental payments, according to an amortization schedule of a $22,000.00
<br /> loan at 9�L percent for thirty years. Lessee is not required to exercise said
<br /> - option, but may continue to rent the;�premises under the same terms for addition-
<br /> al periods of time, except that taxes will he ad�usted annually after the ttiree-
<br /> year period.
<br /> 7. Neither Lessor nor Lessee shall in any manner further encumber said
<br /> premises, or cause any liens to be placed against it.
<br /> - S. Lessor agrees to maintlin insurance on the premises for the benefit of
<br /> the Lessee and agrees to use the proceeds of any insurance obtained under ttte
<br /> policy to restore [he premises to a habitable condition.
<br /> 9. Lessee agrees tiin� ne will not make any alterations of the premises
<br /> without prior written consent by ttie Lessor.
<br /> 10. IC is understood and agreed by the parties that this is a Lease and is
<br /> not a contruct for the sale of land.
<br /> This agreement may be modified by written consent of both parties.
