<br /> KNOW ALL I�N BY THESE PRESENTS:
<br /> That Eloise Nielsen, as Executrix of the Estate of Elsie E.
<br /> Archer, Deceased, and pursuant to authority granted her by the
<br /> Last Will and Testament of Elsie E. Archer, which is of record in
<br /> the office of the Probate Court of Hall County, Nebraska, in con-
<br /> sideration of Twenty-Three Thousand Five Hundred Dollars ($23,500.00)
<br /> in hand paid to her by the Grantee, hereby grants, conveys and con-
<br /> firms unto Blanche Baird, the following described premises situated
<br /> in Hall County, Nebraska, to-wit:
<br /> Lot 'Itao (2) in Block Nine (9) in the Villa�e of Cairo
<br /> in Hall County, Nebraska,
<br /> subject to covenants, restrictions, and easements of record and to-
<br /> gether with all tenements, hereditaments, and appurtenances thereunto
<br /> belonging and all the estate, right, title, interest, claim or demand
<br /> whatsoever of the said Testatrix in and to the saaie or any part thereof.
<br /> TO HAVE AND TO HOLD the above described premises unto the said
<br /> Blanche Baird, and to assigns forever. And the Grantor hereby cove-
<br /> nants that she is lawfully the Executrix of the Last Ldill and Testa-
<br /> ment of Elsie E, Archer, Deceased, and has power to convey as afore-
<br /> z ; said, that said premises are free from liens and encumbrances, in-
<br /> cluding any lien of encumbrance caused by any claim for any estate,
<br /> inheritance or personal taxes levied against the Estate of E1sie E.
<br /> q : Archer, Deceased, unpaid claims or claims for fees or Court costs,
<br /> and that she has in all respects acted, in making this conveyance,
<br /> in pursuance with the authority granted in and by the said Last Will
<br /> and Testament and that she has not made, done or suffered any act,
<br /> � manner or thing whatsoever, since she was Executrix as aforesaid,
<br /> t whereby the above granted premises, or any part thereof, are, shall,
<br /> or may be impeached, charged or encumbered in any manner whatsoever,
