The Sellers have this day sold and agreed to convey to <br /> Duyers and Buyers have agreed to purchase the following described <br /> �: real property, to-wit: <br /> All of Lot Two (2) Except the Easterly Six (6.0) Feet of <br /> the Northerly One Hundred Three (103.0) feet and the Easterly <br /> �: Thirty-Seven (37.0) Feet of the Southerly Twenty-Nine <br /> (29.0) Feet thereof in Block Ninety Two (92) in the <br /> Original Town, Now City of Grand Island, Nebraska. <br /> together with all improvements thereon, including all carpeting and <br /> all other permanently attached fixtures, for the sum of Fifteen <br /> Thousand Eight Hundred fifty Dollars (515,850.00) payable as fol- <br /> t'; <br /> lows: <br /> Two Thousand Dollars ($2,000.00) down this date, <br /> receipt of which is hereby acknowledged, and <br /> the balance of Thirteen Thousand Eight Hundred <br /> Fifty Dollars ($13,850.Q0) payable at the rate <br /> � `� of One Hundred Twenty-two Dollars Forty Cents <br /> (�122.40) per month, the first monthly payment <br /> to be made on the first day of July, 1976, and <br /> the sum of One Hundred Twenty-two Dollars Forty <br /> Cents (5122.40) on the first day of each month <br />� : thereafter for a period of twenty (20) years. <br />� ; 2. The un paid balance due hereunder shall draw interest <br />� from the date of possession at the rate of 8.75ry per annum, and <br />� said monthly payments to be first applied to interest and the bal- <br /> ance to principal , as set forth on the payment schedule attached <br />� to the Contract and marked "Exhibit A" and hereby incorporated <br /> by reference. <br /> 3. In addition to the monthly payment of One Hundred Twenty- <br /> two Dollars forty Cents ($122.40) , the Buyers agree to pay to the <br />� Sellers with each monthly payment one-twelfth (1/12th) of the real <br /> estate taxes, and one-twelfth (1/12th) of the insurance premium <br />� referred to hereunder. <br />� 4. The Buyers are given the option of paying all of the <br />� unpaid balance due hereunder on any monthly payirient date, without <br />� penalty for early payment. : <br /> 5. 6uyers shall be entitled to possession of the above <br /> described property on or before the 15th day of July, 1976. <br /> 6. The Sellers agree to pay the 1975 and all prior years <br /> real estate taxes and the 1976 real estate taxes to June 12th, <br /> 1976, on a prorated basis.
