<br /> � r 4 . That he. hereby ussigns to Ptortgagee any and all rents , profits ,
<br /> � and other revenues and incomes of and from said property and he
<br /> does hereby authorize and empower Mortgagee ( 1 ) to take poesession
<br /> of said property at any time there is any default in the payment
<br /> of the debt hereUy secured or in the performance of any obliga-
<br /> tion herein contained , and to renC Llie same for liis account , and
<br /> ( 2 ) upon commencement of any proceedings , judicial or otherwise ,
<br /> ' to enforce any right under this mortgage , to have a Receiver for
<br /> satd property appointeZ by a court of competent �jurisdiction ,
<br />� upon application by Mortgagee and production of this mortgage .
<br /> ; without other evidence and without notice of hearing of said
<br /> ; appllcation ; which Receiver shall have , among other things , full
<br /> power to rent , lease and operate said property and collect all
<br /> � rents , profits and other revenues therefrom during said default
<br /> and the period of rademption .
<br /> 5 . To properly care for said property , and to k.eep the farm storage
<br /> ' facilities construcl' ed or drying equipment purchased with the
<br /> > proceeds of said loan in proper repair and enod condition , and
<br /> ;, available for storage or drying grain , until the loan is repaid .
<br /> 6 . That in the event of the failurr. of the Mortgagor in any respect
<br /> to comply with the covenants and conditions herein contained
<br /> with res�.ect to the payment of taxes , and other charges , liens
<br /> and encumbrances , the Mortgagee shall have the right (without
<br /> i prejudice to any other ri�hts arising by reason of such default )
<br /> � to advance or expend moneys for such purpose , and all sums so
<br /> advanced , with interest at the t�ighest legal rate per annum at
<br /> the time such action is taken , sfiall become a part of the
<br /> indebtedness secured hereby , and shall be carried as a
<br /> , delinquent payment due on the indebtedness .
<br /> • 7 . To comply with a11 laws , ordinances , and regulations , affecting

<br /> the construction of said storage facilities .
<br /> 8 . That the loan hereby secured was expressly loaned by the MorCgagee
<br /> to the Plortgagor to er.able [he Nortgagor to construct said stora.ge
<br /> facilities or to purchase said drying e�uipment , or hoth .
<br /> ; 9 . That the Mortgagee , its agents and representatives , shall have the
<br /> E , right to examine and inspect sai.d storage facilities and drying
<br /> equipment , or both .
<br /> 10 . That time is of th� essencc of this mortgage and of the note herein
<br /> referred to ; and that should default be made in the payment of any
<br /> � installment due on said note or any amount duc under this mortgage
<br /> or should Mortgagor fail to keep or perform any covenant .. condition ,
<br /> or agreement contained herein , or in said note , or other instniment
<br /> executed in connection with this loan , or should the PSortgagor
<br /> abandon said property or be Jeclared a bankrupt or an insolvent
<br /> or make an assignment for the henefit of creditors , or should the
<br /> property Ue attached or levied on by execution , decree , or other
<br /> process , or should the Mortgagor die or become incompetent , or
<br /> should the hiortgagee deem itself insecure , the Atortgagee may ,
<br /> without not3.ce , declare the entire indebtedness Itereby secured
<br /> immediately due and payable and foreclose this mortgage in
<br /> ' accordance with the laws made and provided therefor .

<br /> 11 . That should said property be sold under foreclosure ( 1 ) the •
<br /> - Mortgagee may bid at such sale and purchase such property as
<br /> `, a stranger ; � 2 ) Mortgagor will pay a rcasonable attorney ' s
