<br /> accordance with the Escrow Provisions hereinafter set forth in
<br /> Paragraph VII of this contract .

<br /> GENERAL AGR�EM�NTS OF THE PARTIES
<br /> ' 1 . Buyer and Seller respectively bind their heirs , executors ,
<br /> � administrators , successors and assigns to the f�iithful performance '

<br /> ESCROW PROVISIONS
<br /> l . Escrow Documents . This contract shall be executed in tri-
<br /> plicate , one copy to be retained by Seller , one copy by Buyer , and
<br /> the third copy shall be deposited , together c•�ith the Survivorship
<br /> ,r � Warranty Deed , referred to in paragraph V above , in escrow with the
<br /> Hank of Wood River , Wood River , Nebraska , the �scrow Agent . The
<br /> �� Abstract of Title , after the same has been extended and exami.ned
<br /> `� shall be delivered to the Sank of ;Vood River , All installment � �
<br /> F payments , together with any advances made by Seller as provided
<br /> heretofore in this contract , shall be made by Buyer to the Bank
<br /> of Wood River , wood River , Nebraska , the Escrow Agent , and proper
<br /> credit shall be given on the total purchase price . Upon the payment
<br /> ;; of the balance due on the purchase price as hereinabove provided ,
<br /> and of any advances made by Se11er as hereinabove prov �ded , said �scrow
<br /> Agent , the Bank of 'rTood River , wood River , Nebraska , shall purchase
<br /> sufficient docvmentary stamps to be affi.xed to the Survivorship
<br /> �
<br /> Warranty Deed , and said ���arranty Deed with said documentary stamps
<br /> 'r{ thereto affixed and the Abstract of Title shall be delivered to the
<br /> � Buyer . The charges ot the �scrow Agent shall be paid equally by
<br /> the Buyer and Se11er . If the Seller exercises Seller ' s option to
<br /> x; declare the whole of the indebtedness due under this contract ,
<br /> i: together with any advances made hy Seller as hereinabove provided ,
<br /> �� to become and be immediately due and payable by reason of 13uyer ' s
<br /> t� Failure to pay any amount due under the terms of this contract , or
<br /> if Buyer shall abandon the Real F. state , Seller shall , within thirty
<br /> "� ( 30 ) days after �mking such exercise of Seller ' s option , notify
<br /> said Escrow Agent , the Bank oi t-Tood River , �7ood River , Nebraska ,
<br /> and the Auyer in writing , of Seller ' s exercise of said option ,
<br /> and said Escrow Agent , the Bank of t�ood River , i9ood River , Nebraska ,
<br /> � with the consent of the Buyer , shall thereupon immediately deliver
<br /> to Se11er the Abstract of Tit1e and Warranty Deed hereinabove
<br /> referred to , ar:fl the Buyer sha11 return to the Se11er the Buyer ' s
<br /> Contract for Conditional Sale of Real Estate . If Buyer refuses to
<br /> consent to such delivery of these documents and the Buyer ' s Contract
<br /> for Condirional Sale of Real Estate , then the Seller shall proceed
<br /> to foreclose this Contract for Conditional Sale of Real �state in
