<br /> Should che title of this leasehold at any _.time during its life become severed irom the ade to the abutting
<br /> land, then this le,ase shall become ipso fabto null nnd void. Any sale or conveynnce of such abutting land shall
<br /> carry with it said leasehbld estate and the purchaser or grnntee shali become bound 6y the terms hereof as
<br /> fully ns the original I.essee. The I.essee is •also ,,to notify the I.essor of nny trunsfer of the tide of the abutt�ng

<br /> As a considefation for this lease the Lessee is to pay in advance to the Lessor One Dollar per annum; to
<br /> pay all taaes and assessments levied upon the leased premises during the continuance of this lease, not indud- r
<br /> ing taxes or assessmeots levied against the leased premises as a component part of the railroad property of
<br /> Lessor in the state as u whole; to plow and maintain upon the outer boundary of Lessofs 400 foot righ: of
<br /> way, or as neu thereto as practicable, a f'ueguard at least siz feet wide; to keep the leased premises free from
<br /> � ; combustible material; to pinnt no trees or sluubbery, and to erect no structures thereon; to put nothing upon
<br /> the leased premises which might obstruct or ioterfere with the view; to close sufely und securely, unmedi-
<br /> ately after using, any gate, openino .�r bars in the fences oE the Lessor which the Lessee may have acquired,
<br /> or during the term hereof may acquire, the right to use, and not to use any such gate, opening or bars which
<br /> � ; the Lessee may not have acquired die right to use. Lessor res�rves the right to take temporary or perma-
<br /> � ' nent possession of all or any portion of the leased pre�nises whenever their use may becrome necessary or ex-
<br /> s ' pedient, in the judgment of the Lessor, for railroad purposes, inciuding the location of public or private ware-
<br /> houses, elevators, or other industries with the desi�n to Facilitate and promote traffic, or for, or in connectioa
<br /> with, drilling for or mining oE oil, gas, coal or other minerals of whatscever nature upon or underlying the
<br /> surface of the leased premises bp :he Lessor or by others with its permission.
<br /> In addition to the foregoing covenants and agreements, the Lessee ugrees to cut and zemove, or spray with
<br /> ' weed-1:illiug chemicals, all weeds on the leased premises. If the wceds aze not controlled as abovespe ciEied,
<br /> e " and any govemmental agency takes action to eraciicate the same and bills the Lessor for the cost thereof, Lessee
<br /> ;igrees to either pay the bill so rendered or reimburse the Lessor in the amount thereof, if paid by the Lessor.
<br /> - This lcase is subject to all outstanding superiar rights, including those in favor of telegraph and telephone
<br /> " companies and for public highway purposes. This lease ;s made without covenant of tide or to give possession
<br /> � orfor quiet enjoyment. If by reason of a line change, or otherwise, the tide of the Lessor shall ceaso before
<br /> the expiration of the term above pro��ided as to the whole or any part of the leased premises, or if the leasing
<br /> " of the above described premises is held to be, or should become, inconsistent with the law of the land, or if the
<br /> a ' whole ur any part of the 7eased premises is required by or taken by action of any governmental authority or
