HOWARD BONSALL AND HANNA BONSALL, each in his and <br /> i her own right and as spouse of the other, hereinafter re- <br /> ferred to as the "SELLERS" and THOMAS L. HERRICK AND JO ANN <br /> S. HERRICK, husband and wife, as joint tenants and not as <br /> tenants in common, hereinafter referred to as the "BUYERS"; <br /> ::,•J WITNESSETH: <br /> That the SELLERS hereby covenant and agree that if the <br /> BUYERS shall first make the payments and perform the covenants <br /> hereinafter mentioned on his, her or their parts to be made <br /> °_ and performed, the SELLERS agree to furnish BUYERS a good and <br /> sufficient abstract of title showing marketable title of <br /> record to the premises hereinafter described to the SELLERS <br /> and will convey and assure to the said Thomas L.
