<br /> Grantor for herself, her successors, heirs, executors, and administra-
<br /> ▪ tors covenants with the Grantees that she is lawfully the Executrix under
<br /> ,', the Last Will and Testament of William P. Mullen, deceased; that she is
<br /> lawfully seized of said premises; that said premises are free from en-
<br /> cumbrances and that she has power to convey the same; that she has in all
<br /> • respects acted, in making this conveyance, pursuant to the authority granted
<br /> her under the Last Will and Testament of William P. Mullen, deceased, that
<br /> she has not done, -made, or suffered any act matter, or thing whatsoever,
<br /> r since she was executrix of said estate, whereby said premises or any part
<br /> thereof are, shall or may be impressed, charged, or encumbered in any manner
<br /> . whatsoever; and that she will promptly complete said estate proceedings and
<br /> will effect a release of any existing or potential liens against these
