<br /> The intention being to convey hereby an absolute title in fee simple, including

<br /> % liens and encumbrances except liens now of record and that TRUSTOR will warrant

<br /> or at such other place as the holder may designate in writing, the final payment

<br /> It is agreed by and between the parties hereto that until filing of Notice of
<br /> Default, the TRUSTOR shall
<br /> A. Retain p ion of the premises and collect the rents and revenues there-
<br /> from. B. Maintain the buildings and improvements located thereon in good con-
<br /> dition and repair. C. Pay all taxes and special assessments levied or assessed
<br /> • against or due upon said premises before delinquency, and to deliver to BENEFICIARY
<br /> copies of receipts showing payment of such taxes. D. Procure and maintain poli-
<br /> 1. cies of insurance against the usual hazards of fire, hail, windstorm and other
<br /> similar risks, in sums acceptable to the BENEFICIARY, with loss payable to the
<br /> parties as their interest may appear. E. Make all payments of interest and
<br /> • principal and other charges and fees and expenses contracted to be paid to any
<br /> existing lien holder or prior beneficiary under any prior Deed of Trust, before
<br /> ,i, date they are delinquent. F. ----
<br /> In the event that TRUSTOR shall fail to procure such insurance or to pay such
<br /> taxes or to make such payments to such existing or prior lienholder or beneficiary,
<br /> the BENEFICIARY may make such payments and the sums so advanced with interest at
<br /> ,t the same rates as are provided in said note, shall be paid by TRUSTEE and thin
<br /> Trust Deed shall stand as security for the same.
