<br /> acting Executrix of William P. Mullen, deceased, under his Last Will and
<br /> Testament admitted to probate in the County Court of Hall County, Nebraska,
<br /> +' in Estate No. 9444, by virtue of the power and authority granted her under
<br /> *" said Will, and in consideration of the sum of One Hundred Thirty-Five
<br /> 5 . Thousand Dollars ($135,000.00) to her paid by the grantee, receipt whereof

<br /> 9y, or less, excepting approximately 1.38 acres conveyed to the

<br /> r$'` Official Deed Records of Hall County, Nebraska, and excepting a
<br /> 4second tract of 1.61 acres conveyed by Deed recorded in Book 122

<br /> • ances thereunto belonging or in anywise appertaining and also all of the
<br /> estate, right, title, interest, property, possession, claim and demand
<br /> Vv, whatsoever, which the said Testator had in his lifetime, and at the time
<br /> k3: of his decease, and which the said Grantor has by virtue of the said
<br /> v Last Will and Testament, of, in or to the above granted premises, and every

<br /> appurtenances thereof to the said grantee and to his heirs and assigns

<br /> Grantor for herself, her successors, heirs, executors, and admin-
<br /> istrators covenants with the Grantee that she is lawfully the Executrix
<br /> under the Last Will and Testament of William P. Mullen, deceased; that
<br /> 'f she is lawfully seized of said premises; that said premises are free
<br /> from encumbrances and that she has power to convey the same; that she
<br /> has in all respects acted, in making this conveyance,
<br /> pursuant to the
<br /> authority granted her under the Last Will and Testament of William P.
<br /> a Mullen, deceased; that she has not done, made, or suffered any act
<br /> matter, or thing whatsoever, since she was executrix of said estate,
<br /> whereby said premises or any part thereof are, shall, or may be impressed
<br /> charged, or encumbered in any manner whatsoever; that she will promptly
<br /> • complete said estate proceedings and will effect a release of any existing
<br /> or potential liens against these premises arising therefrom.
