<br /> 3RD SUBDIVISIaN LOCATED IN HALL COUNTY, NEBRASKA �

<br /> The undersigned, Joe E. Setlik and Dorothy M. Setlik, husband and wife, and'
<br /> Clarence L. Shuda and Vernie K. Shuda, husband and wife, hereinafter called the Sub-
<br /> dividers, as owners of a tract of land comprising a part of the West Half of the
<br /> IiorCheastQuarter (W'zNFi�) of Section Thirty-Five (35), Township Eleven (ll) Nortiz,`
<br /> Range Ten (10) West of the 6th E.M., in Ha11 County, Nebraska, more speci£ically
<br /> described in the plat of said subdivision, and
<br /> WHEREAS, it is the desire of the aforesaid owners of said subdivision to im-
<br /> prnve WESTROADS ESTATES 3rd by encouraging the sale of lots and the construction
<br /> of modern and desirable dwellings.
<br /> NOW, THEREFORE, in consideration thereof, and of the mutual benefits to be
<br /> derived by the owners of said subdivision, and any purchaser of puxchasers, their
<br /> heirs, administrators, executors, successors and assigns, the owners stipulate and
<br /> agree that any and all lots in said subdivision sold, transferred and conveyed
<br /> shall be and are subject to the following Protective Covenants, Restrictions and
<br /> Conditions, a11 of which shall run with the land as follows:
<br /> 1. All lots in the subdivision shall be known and described as residential
<br /> lots.
<br /> 2. Each lot will kiave no more than one dc1*elling unit thereon and such dwelling
<br /> must meet the following minimum square foot requirements:
<br /> (a) Each one-story dwelling, not less than one thousand two hundred fifty
<br /> (1,250) square feet of living space on ground level, exclusive
<br /> one-story open porches and attached garages.
