<br /> � 3 . Said Buyers sha11 keep all buildings now on , or that may be
<br /> hereafter placed on said premises , insured for the benefit of the '
<br /> Sel3. ers aqazzzst loss or damaqe by ' fire or lightning in manner `
<br /> ; ; end amount and by insurers approved by Sellers , and leave the '
<br /> policy with Sellers , and in case of loss the insurance , unless kay
<br /> mutual agreement used to repair or rebuild , shall be paid to Sellers _
<br /> and be etxdorsed on this contract to the extent o£ the amount unpaid
<br /> thereon , and the balance , if any , shall belong to and be paid to
<br /> ehe Buyers .
<br /> 4 . Said Buyers ahall pay , when due , beginning with I975
<br /> all taxes and assessments , ordinary and extraordinary , that. may
<br /> for any purpose be levied or assessed on said premises � under "color
<br /> of law , whether legally assessed or not , a. ncluding ' all installments
<br /> o£ special improvement taxes heretofore levied and not heretofore
<br /> � inciuded in the annual tax rolls , and produce official evidence
<br /> � thereof to 5elle �s on demand . Should Buyers £ ail to pay any tax or
<br /> assessment when due , or to keep said buildings insured , Sellez�s
<br /> anay pay the sane and have the buildings insured , and the amounts
<br /> thus expended shall be a lien on said premises , be addad ' to the
<br /> am4unt then unpaid hereon , be due at once , and bear interest until
<br /> paid at said per cent per annum .
<br /> 5 . Forthwith a£ ter the full payment of the puzchase money ,
<br /> interest , taxes and insurance premiums , and performanee caf this "
