Determination of boundaries : � Tha Lessor shall have the right , or. a reasonable basis , to detormine tho boundaries betwecn the Lessee and his neig'hbors if the Lessee and his neighbors can :�ot agree to such boundary line . Peaaeful possession : As lonq as Lgssee conforms with the requirements binding upon him in this lease agreement , the Lessee shall enjoy pesceful possession of the leased premises . 9 . ImDrovements : The Lessee shall ]ceep the leased premises in a neat and clean condition at all times and shall )ceep all improvements on the leased premises in a qood condition of repair . 10 . Abandonment : The Lessee agraes not to abandon the leased premises . 11 . Access f5�r installinq utilitv lines : The Lessor reserves the right to come upon the leased premisea for installation of underground or above ground utility 11nes and the making of necessary repairs or improvements to or abutting the leased premises . The Lessor agrees to restore the premises to substantially the same condition as they were • before any such installation and at the Lessor ' s exper�se . 12 . Rules and Requlations : The Lessee agrees to comply with the rules atzd regulations as prepared and furnished by the Lessor to ttie Lessee , from time to time . Such rules and regulations shall contain re- strictions and limitations , for the mut- ual benefit of all lessees at ICuester Lake , pertaining to the use by the several lessees at Kuester Lake of the la}ce itself , common roads , and the leased premises . It is understood t2-iat the basic use of t2-ie leased premises shall be for residential purposes , but the Lessor may permit , from tim:: to tima , commercial activities on the leased premises . Any such rules , regulation9 and permits are subject to change by the LeSsor , excepting that the basie purpose o £ the leased premises as residential shall not be abridged . Any changes in the rules and r�yulations must be approved by a majority of the leaseholders present and votinq at a meeting called for such purpose of w:�ict► written notico has baen qiven to all leaseholders ( one vote per lease ) 13 . Termination of lease bv default of Lessee : If the Lessee fails , after ninety ( 90 ) days prior written notice from the Lessor , to remedy any default in hia or her compliance with any of the obliyations binriing upon him or her under this 3.ease Agreement , or under the Rules anci Regulations furnished him or her by the Lessor , the Lessor may , at its option , terminate thia lease and retake possession of the leased premises but only after tho following procedure has been complied witn : ( a ) A specia : meeting of all � to�kholders of Lessor shall be called by the Board of Directors of Lessor , and written notice of such meeting and its purpose be qiven t� all such stockholders .
