NIETFELDT <br /> and PAULETTE G. NIETFELDT, husband and wife, each in his and <br /> her own right and as spause ef the other, hereinafter referred <br /> to as Mortgagors, in consideration of the sum of Twenty Two <br /> Thousand Nine Hundred and No/100ths Dollars ($22,900.00) in <br /> hand paid, do hereby sell and convey unto JAMES H. WFiEELER, hereinafter <br /> referred to as Mortgagee, the following described premises situated <br /> in F�all County, Nebraska: <br /> Lot One (1) .in Fractional Block Twenty-one <br /> (21) in Fair�✓iew Park Addition to the City <br /> of Grand Island, Hall County, Nebraska. <br /> TO HAVE AND TO FIOLD the premises above descxibed with all <br /> the appurtenances thereunto belonging unto the said Mortgagee <br /> and to his heirs or personal representatives, fcsrever, provided <br /> always, and these presents are upon the express condition that <br /> if the aforesaid Mortgagors, their heirs or personal representatives <br /> shall pay or cause to be paid to the said Mortgagee, his heirs <br /> or personal representatives, the sum of Twenty Two Thousand Nine <br /> Hundred and 24o/100ths Dollars ($22,900.00) with interest thereon, <br /> payable all according to the tenuie and effect of a certain Promissory <br /> Note executed by I,F�,VERNE B. NIETFELDT and PAULETTE G. NSETFELDT, <br /> husband and wife, and delivered to JAMES H. WHEELER on June 30, <br /> 1977, and shall pay all taxes and assessments levied upon said <br /> ` real estate, anci keep the buildings on said premises insured, <br /> x then these <br /> premises to be void, otherwise to be and remain in <br /> fu'.1 force. <br /> The Piortgagors agree to purchase �nd maintain fire and <br /> extended insurance ooverage on the xeal estate in the amount <br /> of at least Twent� Two Thousand Nine Hundred and No/100ths Dollars <br /> ($22,900. 00) . Said insurance shall name the Mortgagee as the <br /> loss payee. Mortgagors shall furnish to Mortgagee a certificate <br /> evidencing the fact that such insurance has been orocured and <br /> that it is in full force and effect and further that the same <br /> cannot be terminated without reasonable notice to the Mortgagee. <br /> This certificate shall be obtained prior to July 1, 1977. <br /> It is further agreed (1) That if the said Mortgagors shall <br /> fail to pay such taxes or procure such insuzance, the said Martgagee <br /> may pay such taxes and procure such tnsurance; and the swn so <br /> advanced with interest in accordance with the said Promissory <br /> Note shall be paid by said Mortgagors, and this Mortgage shall <br /> s�and as seaurity tor �h� s�me.
