<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about May 27, 2011, by and
<br />between KATRINA A. CURE, a single person, Trustor, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, Trustee, MORTGAGE ELECTRONIC REGISTRATION
<br />SYSTEMS, INC. as nominee for CharterWest National Bank, Beneficiary. Said Deed of Trust
<br />was recorded on May 31, 2011, as Instrument No. 2011 -04047 of the Mortgage Records of Hall
<br />County, Nebraska. Said Deed of Trust having been assigned by virtue of an Assignment dated April
<br />16, 2013 to U.S. BANK NATIONAL ASSOCIATION, and which was filed for record on April 24,
<br />2013, as Instrument No. 2013 -03213 of the Mortgage Records of Hall County, Nebraska.
<br />GREGORY L. GALLES was appointed Successor Trustee by virtue of a Substitution of Trustee
<br />dated April 29, 2014, and recorded May 28, 2014 as Instrument No. 2014-03138 in the Office of the
<br />Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES, Grantor, in consideration
<br />of the sum of Sixty -Seven Thousand One Hundred Fifty and 00 /100 Dollars ($67,150.00) and other
<br />good and valuable consideration received from U.S. BANK NATIONAL ASSOCIATION, does
<br />hereby grant, bargain, sell, convey and confirm unto U.S. BANK NATIONAL ASSOCIATION,
<br />(hereinafter "Grantee" where appropriate), the following- described real property in Hall County,
<br />Nebraska, to wit:
<br />LOT TWENTY -TWO (22), BLOCK ONE (1), SOTHMAN'S SUBDIVISION, CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That KATRINA A. CURE, as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on May 28, 2014, as
<br />Instrument No. 2014 -03139 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on July 15, 2014, as Instrument No.
<br />2014 -04323 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
