Th�preceding two <br /> sen�en�es shal�not apply to the presence,use, or stora.ge on the PraperCy of sma�1 quantities of Ha�axdaus <br /> Substan�es t�at are general�y recagnized to be appropriate�o normaX residential uses and�o main�en�a.nce of <br /> the Pr�periy �inc�uding,but no��imited to, hazardous substances in cansumer produc�s}. <br /> Barrower shall promptly gi�e Lender wri�ten notice of(a}a.ny investigati�n, ciaim, demand, lawsu�t vr other <br /> aetion by any go�ernmental or regu�ato�agency or private party in�olving the Property and any Ha�.rdous <br /> Substance or Env�ranmental�,a�flf wh�ich�orrower has aetual knowledge, �h�any En��ronmenta.l <br /> �ondition, including but not�imited to, any spilling, lea.king, discharge, release�r threat of release vf any <br /> Hazardous Substan�e, and�c}any condition caused by the presence,use ar release of a Ha.�ardous Substanc� <br /> which adversely affects the value of the Proper�. If Borrower�earns, or is natif'ied by any governmental or <br /> regulato�y autharity, or any private party,that an�removal or other remediatian of any Hazardous Subs�ance <br /> aff�cting the Property is necessary,Borro�er sha11 prampt�y take a11 necessary remedial actians in <br /> accordance�ith Environmenta.l Law. Nothing herein sha11 creat�e any obligation an Lender for an <br /> Environmental�leanup. <br /> IVan-Un�form�o�enants.Borrower and Lender�ovenant and agree as follows: <br /> 22. AG�eleration;R�m�di�s.Lender sha�I g�ve notice to Borrower prior�o accexeration fa�lovv�ing <br /> BorrQwer's breach of any co�enant or agreement in this Secur•i.ty Instrument[but nat par-ior to <br /> acceleration under Section 1S unless Applica�le Law pro�ides otherw��e�.
