<br /> (2) That a Notice of Default was recorded hy GRANTOR on February 28, 2014, as
<br /> Instrument Na. 203401134, in the records of the Register of Deeds, Hall County, Nebraska.
<br /> Within ten (l0) days thereafter, a copy of the recorded Notice of Default was mailed by certified
<br /> mail, postage prepaid, to all parties entitled to notice, pursuant to said Deed of Trust and in
<br /> compliance with Neb. Rev. Stat. § 76-1008.
<br /> (3) That Trustars, Frank C. Nichols and Nancy Lu Nichals, failed to cure the default
<br /> referenced in the Natice of Default within 30 days after the recording of the Notice af Default.
<br /> (4) That a Notice of Trustee's Sale was executed by GRANTOR. At least twenty (20}
<br /> days prior to the date of sale, a copy of the Notice af time and place of the Trustee's Sale was
<br /> mailed by certified maii, posiage prepaid, to all parties entitled to notice, pursuant to said Deed
<br /> of"Trust and in compliance with Neb. Rev. Stat. § 76-1008.
<br /> {5) GRANTOR published the Notice of Trustee's Sale, to be held on August 21, 20I4
<br /> at ]0:00 a.m., at the lower labby of the Hail County Courthouse, 11 i West First St., in the City
<br /> af Grand Isiand, Hall County, Nebraska, which notice was published in The Grand I.sland
<br /> Independent of Grand Island, Nebraska, once a week for five (S) consecutive weeks,
<br /> commencing on July 12, 2014, and ending August 9, 2014. The last publication of Notice was at
<br /> least ten (l0) days prior ta the Trustee's Sale, held on Augusi 21, 2Q14, and said sale was not
<br /> later than thirty (30) days after the last publication of Notice.
<br /> {6) GRANTOR conducted the sale of the real property at public auctian on Augus#
<br /> 21, 2Q14 at or about 10:00 a.m., at the lower lobby of the Hall County Courthouse, i 11 West
<br /> First St., in the City of Grand Island, Hall County, Nebraska. GRA.NTOR accepted the bid af
<br /> Danald H. Nichols, a siagle person, in the sum of Thirty Thousand One Dollars and No
<br /> Cents {$30,001.04) as the highest bid upon said real property. GRANTOR has complied with
<br /> tkze requirements �f Neb. Rev. Stat. §§ 76-1001 through 76-1018, in the exercise of the sale of�
<br /> the real property described herein at the Trustee's Sale held on August 21, 20l 4,
<br /> This Deed shall operate to canvey to the GRA.NTEE, the GRANTOR'S title and all right,
<br /> title, interest and claim of the Trustors, and their successors in interest and of all persons
<br /> claiming by, through or under them, in and to the above-described real property, including ail
<br /> such right, title, interest and ciaim in and to such property acquired by the Trustors or their
<br /> successors in interest subseguent to the execution of the Deed of Trust.
<br /> This Deed is subject to all easements, restrictions or covenants af record which
<br /> GRANTOR is not entitled to canvey pursuant to Neb. Rev. Stat. § 76-1010(2).
