<br />That Grantors, Ross E. Lyon and Cassondra D. Lyon, husband and wife, in consideration i0 .00
<br />of the sum of One Dollar ($1.00) and other good and valuable consideration, receipt of which is
<br />hereby acknowledged, convey to Adam T. Bierhaus and Sara J. Bierhaus, husband and wife,
<br />Grantees, as joint tenants with rights of survivorship, and not as tenants in common, the following

<br />Four Hundred Eighty Six and Nine Hundredths (1,486.09) feet, to the Actual point
<br />of beginning; thence continuing southerly along the east line of said Northeast
<br />Quarter (NE1 /4), a distance of Eight Hundred Ninety Two and Eight Tenths
<br />(892.80) feet, to the southeast comer of said Northeast Quarter (NE1 /4); thence
<br />deflecting right 89 °27'49" and running westerly along the south line of said
<br />Northeast Quarter (NE1 /4), a distance of Six Hundred Eleven and Sixteen
<br />Hundredths (611.16) feet, to a point on the easterly right of way line of Nebraska
<br />Highway No. 11; thence deflecting right 49°36'03" and running northwesterly along
<br />the easterly right of way line of Nebraska Highway No. 11, a distance of Two
<br />Hundred Eighty Nine and Forty Three Hundredths (289.43) feet; thence deflecting
<br />right 02 °58'00" and running northwesterly along the easterly right of way line of
<br />Nebraska Highway No. 11, a distance of Five Hundred Forty Two and Eighty Five

<br />along the easterly right of way line of Nebraska Highway No. 11, and the arc of a
<br />curve to the right whose radius is Two Thousand Eight Hundred Five and Four
<br />Hundredths (2,805.04) feet, the long chord of which deflects right 03 °08'10" from
<br />the last described course, a long chord distance of Three Hundred Six and Ninety
<br />Two Hundredths (306.92) feet; thence deflecting right 124 °49'58" and running
<br />easterly a distance of One Thousand Three Hundred Ten and Five Hundredths
<br />(1,310.05) feet, to the actual point of beginning, EXCEPTING tracts of land more
<br />particularly described in Warranty Deed filed in Book 125, Page 251, in Warranty
<br />Deed filed as Document No. 94- 110033, in Warranty Deed filed as Document No.
<br />200103661 and in Warranty Deed filed as Document No. 200110088, and in
<br />Warranty Deed filed as Document No. 200709554.
<br />I. are lawfully seized of such real estate and that it is free from encumbrances except
<br />easements, covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of all
<br />persons.
