<br /> KNOW ALL MEN BY THE5E PRESENTS that GREGORY L. GALLES, is the
<br /> Successor Trustee under a Deed of Trust made and entered into on or about October 25,2012,by and
<br /> between NAN M.NAVARRO GUERRERO,a single person,Trustor,and U.S.BANK TRUST
<br /> COMPANY, NATIONAL ASSOCIATION, Trustee, MORTGAGE ELECTRONIC
<br /> REGISTRATION SYSTEMS,INC.as nominee for CharterWest National Bank,Beneficiary.
<br /> Said Deed of Trust was recorded on October 26, 2012, as Instrument No. 2012-09031 of the
<br /> Mortgage Records of Hall County,Nebraska. Said Deed of Trust having been assigned by virtue of
<br /> an Assignment dated August 27, 2013 to U.S.BANK NATIONAL ASSOCIATION, and which
<br /> was filed for record on August 30,2013,as Instrument No.2013-07121 of the Mortgage Records of
<br /> Hall County,Nebraska. GREGORY L.GALLES was appointed Successor Trustee by virtue of a
<br /> Substitution of Trustee dated October 25,2013,and recorded December 12,2013 as Instrument No.
<br /> 2013-09616 in the Office of the Register of Deeds for Hall County, Nebraska. GREGORY L.
<br /> GALLES, Grantor, in consideration of the sum of Seventy-Five Thousand Six Hundred Fifty and
<br /> 00/100 Dollars($75,650.00)and other good and valuable consideration received from U.S.BANK
<br /> NATIONAL ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto U.S.
<br /> BANK NATIONAL ASSOCIATION, (hereinafter"Grantee" where appropriate),the following-
<br /> described real property in Hall County,Nebraska,to wit:
<br /> LOT THREE(3),BLOCK ONE HUNDRED FOUR(104)IN RAILROAD ADDITION
<br /> TO THE CITY OF GRAND ISLAND,HALL COUNTY,NEBRASKA.
<br /> to have and to hold the above-described premises together with all tenements, hereditaments and
<br /> appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br /> Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br /> 1. That JiJAN M. NAVARRO GUERRERO, as Trustor, failed to pay to Beneficiary
<br /> payments which were contractually due, and the Grantor, at the request of the Beneficiary,
<br /> elected to declare the entire unpaid principal balance,together with interest thereon at once
<br /> immediately due and payable.
<br /> 2. That a Notice of Default as required by § 76-1006 was filed by Grantor on December 12,
<br /> 2013, as Instrument No. 2013-09617 in the Office of the Register of Deeds of Hall County,
<br /> Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br /> notice,pursuant to said Deed of Trust and in compliance with§ 76-1008,R.R.S.Nebraska.
<br /> 3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br /> after filing of the Notice of Default.
<br /> 4. That a Notice of Trustee's Sale was filed by Crrantor on Apri122, 2014, as Instrument No.
<br /> 2014-02357 in the Office of the Register of Deeds of Ha11 County,Nebraska. A copy of said
<br />� Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with § 76-1008, R.R.S. Nebraska.
