<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about June 7, 2013, by and
<br />between ALEXANDER T. PEREZ, a single person and CATELYN HURD, a single person,
<br />Trustors, and U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, Trustee,
<br />MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. as nominee for
<br />CharterWest National Bank, Beneficiary. Said Deed of Trust was recorded on June 7, 2013, as
<br />Instrument No. 2013 -04493 of the Mortgage Records of Hall County, Nebraska. Said Deed of Trust
<br />having been assigned by virtue of an Assignment dated January 16, 2014 to U.S. BANK
<br />NATIONAL ASSOCIATION, and which was filed for record on January 24, 2014, as Instrument
<br />No. 2014 -00440 of the Mortgage Records of Hall County, Nebraska. GREGORY L. GALLES was
<br />appointed Successor Trustee by virtue of a Substitution of Trustee dated April 10, 2014, and
<br />recorded April 18, 2014 as Instrument No. 2014 -02286 in the Office of the Register of Deeds for
<br />Hall County, Nebraska. GREGORY L. GALLES, Grantor, in consideration of the sum of One
<br />Hundred Nine Thousand Six Hundred Fifty and 00 /100 Dollars ($109,650.00) and other good and
<br />valuable consideration received from U.S. BANK NATIONAL ASSOCIATION, does hereby
<br />grant, bargain, sell, convey and confirm unto U.S. BANK NATIONAL ASSOCIATION,
<br />(hereinafter "Grantee" where appropriate), the following- described real property in Hall County,
<br />Nebraska, to wit:
<br />LOT ELEVEN (1 AND THE NORTH SEVEN (7) FEET OF LOT THIRTEEN (13),
<br />BLOCK FOUR (4), IN UNIVERSITY PLACE, AN ADDITION TO THE CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That ALEXANDER T. PEREZ and CATELYN AR HURD, as Trustors, failed to pay to
<br />Beneficiary payments which were contractually due, and the Grantor, at the request of the
<br />Beneficiary, elected to declare the entire unpaid principal balance, together with interest
<br />thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on April 18, 2014, as
<br />Instrument No. 2014 -02287 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on June 9, 2014, as Instrument No.
<br />2014 -03396 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
