<br />Also known as 618 W. 3` Street, Grand Island, Nebraska 68801
<br />THIS INDENTURE ( "this Mortgage "), made this 11th day of July, 2014, by and between LB
<br />Audio, LLC, a Nebraska limited liability company, the mailing address of whom is 618 W. 3 Street,
<br />Grand Island, Nebraska 68801 ( "Mortgagor "), and Edward's Electronics, Inc., a Nebraska corporation,
<br />and 618 West 3` Street, L.L.C., a Nebraska limited liability company, the mailing address of which is
<br />2821 Kingston Circle, Grand Island, Nebraska 68803 (jointly referred to as "Mortgagee ").
<br />THAT Mortgagor, for and in consideration of the sum of Two Hundred and Fifty-Eight Thousand
<br />and 00 /100 Dollars ($258,000.00) in hand paid by Mortgagee, the receipt whereof is hereby
<br />acknowledged, does hereby grant, sell, and convey unto Mortgagee, its successors and assigns, forever,
<br />all of the following described real estate situate, lying, and being in the County of Hall, State of Nebraska
<br />( "Property"):
<br />Lots Five (5) and Six (6), Block Sixty (60), Original Town of Grand Island, Hall County,
<br />Nebraska
<br />TOGETHER with all and singular the hereditaments and appurtenances thereto belonging, or in
<br />anywise appertaining, and the reversion and reversions, remainder and remainders, rents, issues, and
<br />profits thereof, and all estate, right, title, interest, claim, and demand whatsoever of Mortgagor, either in
<br />law or equity, of, in, or to the Property, with the hereditaments and appurtenances.
<br />TO HAVE AND TO HOLD the Property above conveyed and described with the appurtenances
<br />unto Mortgagee, its successors and assigns, forever. And Mortgagor, for itself and its successors and
<br />assigns, does covenant, grant, bargain, and agree to and with Mortgagee, its successors and assigns, that at
<br />the time of the execution and delivery of these presents it is well seized of the Property; has good, sure,
<br />perfect, absolute, and indefeasible estate of inheritance, in law, in fee simple; and has good right, full
<br />power, and lawful authority to grant, bargain, sell, and convey the same in manner and form as aforesaid;
<br />and that, except as hereinafter provided, the same are free from all former and other grants, bargains,
<br />sales, liens, taxes, assessments, and encumbrances of whatever kind or nature whatsoever; and Mortgagor
<br />does hereby warrant the title to the same, subject to general real estate taxes for the current year,
<br />easements of record or in existence, and recorded declarations, restrictions, reservations, and covenants, if
<br />any, as of this date.
