<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about July 2, 2012, by and
<br />between STEVEN J. THOMAS, a single person, Trustor, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION, Trustee, MORTGAGE ELECTRONIC REGISTRATION
<br />SYSTEMS, INC. as nominee for Charter West National Bank, Beneficiary. Said Deed of Trust
<br />was recorded on July 3, 2012, as Instrument No. 2012 -05464 of the Mortgage Records of Hall
<br />County, Nebraska. Said Deed of Trust having been assigned by virtue of an Assignment dated July
<br />31, 2013 to U.S. BANK NATIONAL ASSOCIATION, and which was filed for record on August
<br />16, 2013, as Instrument No. 2013 -06690 of the Mortgage Records of Hall County, Nebraska.
<br />GREGORY L. GALLES was appointed Successor Trustee by virtue of a Substitution of Trustee
<br />dated January 2, 2014, and recorded January 27, 2014 as Instrument No. 2014 -00475 in the Office of
<br />the Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES, Grantor, in
<br />consideration of the sum of Seventy -Seven Thousand Three Hundred Fifty and 00 /100 Dollars
<br />($77,350.00) and other good and valuable consideration received from U.S. BANK NATIONAL
<br />ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto U.S. BANK
<br />NATIONAL ASSOCIATION, (hereinafter "Grantee" where appropriate), the following- described
<br />real property in Hall County, Nebraska, to wit:
<br />THE SOUTH ONE HALF OF THE EAST ONE HALF (S1/2 E1 /2) OF LOT TEN (10),
<br />VANTINE'S SUBDIVISION, IN THE CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA.
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That STEVEN J. THOMAS, as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on January 27, 2014,
<br />as Instrument No. 2014 -00476 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on March 10, 2014, as Instrument No.
<br />2014 -01326 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
