<br /> Z'I. Haza�rdousSu�stances.As used in this Section 21: (a} "Hazardous Su�staraces"are thvse substances
<br /> def�ned as toxic or hazardous substances,pol�utants, or wastes by En�ironmenta.l.Law and the fo�lv�ving
<br /> su�stances: gasvline, kervsene, other flamma��e or tox�c petroleum products,toxic pesticides and hert�icides,
<br /> �olat�le solvents, materials contaxning asbestos or f�rmaldehyde, and ra�Li�active ma�erials; (b}
<br /> "Eraviranmer�tal Law"means federal�aws and laws of the jurisdiction where the Prape�ty is located that
<br /> relate t�health, safety or en��ronmentai�ratection; �c} "Environmental Clearaup"includes any response
<br /> action, remedial actinn, or remo�al actian, as defined in Environmental Law; and(d}an "Enurrannaen�al
<br /> Cr�r�drt�ion" means a condition�hat can cause,�ontribu�e�a, or atherwise trigger an En�ironmental Gleanup.
<br /> Borrower sha��n�t cause or permit the presence,use, disposal, st�rage, or release of any Hazard�us
<br /> Substances, ar threaten to release any Hazardous Substanc�s,on or in the Property. Borrower shai�not do,
<br /> nor allow anyone else to do, anything affecting the Pr�perty �a}that is�n violation of any En�ironmental
<br /> Law, �b}whi�h creates an Env�ranmenta� Condit�on, or�c}which, due to th�presence,use, or release of a
<br /> Hazardous Substance, creates a conditian th�a.t adversely affects the�alue of the Prvperty. The preceding�wo
<br /> sentences shall not apply to the presence,use, or storage vn the Property of smal�quantities of Ha.�ardous
<br /> Substances that are generally recogni�ed to be appropria�e to norma�residentia�uses and to maintena.nce vf
<br /> the Property (including,but not limi�ed to, ha�ardous su�stances in consumer products}.
<br /> Borrower sha11 promptly gi�e Lender written not�ce of(a}any in�estigation, claim, demand, lawsuit or other
<br /> action by any governmental�r regulatory agency ❑r pri�ate party involving the Property and any Hazardous
<br /> Substance or En�ironmental Law of which Barrower has actua�knawledge, �b}any Environmental
<br /> Conditi�r� including but not limited�o, any spil�ing, leaking, discharge, release�r threat of release of any
<br /> Hazardous Substance, and(c}any condition caused by the presence,use ar release of a Hazardous Substance
<br /> �h�ch adversely affects the�va�ue of the Property. �f Bnrrower learns, or is notified by any go�ernmental or
<br /> regulatory authority, or any pri�ate party, that any remflval or other remediatian of any Hazard�us Substance
<br /> affecting the Property is necessary, Borrower shall pmmptly�e a�l nec�ssary remedial actions in
<br /> accordan�e with En�ironmental Law. Nothing herein sha11 create any obligation on Lender for an
<br /> Environmental Cleanup.
<br /> Non-Un�form Co�enants.Borrower and Lender covenant and agree as follows:
<br /> 22. Acceleration;Remed��s.Lender shall gi�e notice to Borrower prior to acce�eration fvllow�ng
<br /> Borrower's breach of any co�enant or agreem�nt in this Security Instrument �but not prior to
<br /> acceleration under Section 18 unless Applicab�e Law �ro�ides otherwis�}. The notic�sha�l specify: (a}
<br /> the default; (b}the action required ta�ure the default; (c� a date,not less than 3� days from the dat�
<br /> the noti�e is gi�en to Borrower,by which the default must he cured; and(d�that failure to cure the
<br /> default on or before th�date s�e�ified in the notice may resul�in acceleration of the sums secured by
<br /> this Security Instrument and sal�of the Property. The notice sha�l further inform Barrower of the
<br /> right to reinstate after acceleration and the right to bring a court action ta assert the non-existence of a
<br /> defauit or any ather defense of B�rrower ta acceleration and sale.If the default is not cured on or
<br /> hefore the date specified in the notice,Lender at its option may require immediate payment in fu�l of
<br /> all sums secured by this Security Instrument without further demand and may in�oke the pawer of sale
