<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed May
<br />27, 2011, by KATRINA A CURE, a single person, Trustor, in which MORTGAGE ELECTRONIC
<br />REGISTRATION SYSTEMS, INC., as nominee for CharterWest National Bank was named as
<br />Beneficiary and U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, as Trustee, and which
<br />was filed for record on May 31, 2011, as Instrument No. 2011 -04047 in the office of the Register of Deeds
<br />for Hall County, Nebraska. Said Deed of Trust was assigned by the original Beneficiary, MORTGAGE
<br />ELECTRONIC REGISTRATION SYSTEMS, INC., to U.S. BANK NATIONAL ASSOCIATION,
<br />by virtue of an Assignment dated April 16, 2013 and filed for record on April 24, 2013, as Instrument No.
<br />2013 -03213 in the office of the Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES
<br />has been appointed Successor Trustee by virtue of a Substitution of Trustee executed April 29, 2014. Said
<br />Deed of Trust conveys property legally described as follows:
<br />LOT TWENTY -TWO (22), BLOCK ONE (1), SOTHMAN'S SUBDIVISION, CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non - payment of the
<br />installment payments due under the Deed of Trust. In addition, Trustor is hereby liable to the Successor
<br />Trustee, GREGORY L. GALLES, for all fees and costs associated with this default and recoverable
<br />pursuant to Nebraska statute § 76 -1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust property to
<br />satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in § 76 -1012.
