<br /> 21. Hazardous5ubstances.As used in this Sect�vn�1: �a} "Hazard�us S'ubstances"are those substances
<br /> define�i as toxic or hazardous substan�es, polluta.nts, or wastes by Environmental La�v and�he fvllowing
<br /> subs�ances: gasoline, kerasene, �ther flammable or toxic petroleum pr�ducts, toxie pes�icides and herbicides,
<br /> �ola�ile sol�ents, materials contain�ng asbestvs or formaldehy�le, and radivactive materials; �}
<br /> "En�rironmental Law"means federallaws and laws of the jurisdiction where the Proper�y xs lvcate�that
<br /> relate to health, safety or�nvironrnen�al protectivn; (c} "Enl�rr�nmental Cleartup"includes any response
<br /> action, remedial action, or rem��al act�an, as�lefined in En�ironmenta�Law; and�d}an "�r�vironmental
<br /> �"�nditron"means a con�ition that can cause, contribute to, or otherw�se trigger an Environmental Cleanup.
<br /> Borrower shall not�ause or permit the presence, use, disposai, storage, �r release vf any Hazardous
<br /> Substances, or threaten to reiease any Hazardous Substances, on or in the Prapert�-. Borrower sha1� not do,
<br /> nor al�ow anyone else to do, anything affecting the Property �a}that is in�iolation of any En�ironmental
<br /> Law, (b}which creates an Environmenta.l Cond�tion, or�c}which, due to the presence, use, or release of a
<br /> Hazardous Substance, creates a��n�itian that adversel�affects�he value of the Property. The pre�eding twa
<br /> sentences sha11 not apply tv the presen�e, use, or starage on the Property vf small quantities of Hazardous
<br /> Substances that are generally recognized tti be appropriate to normal residential uses and�o maintenance of
<br /> the Property (inclu�ing,but nat 1im�ted to, hazardous substances in consumer products}.
<br /> Borrvwer sha11 promptly gi�e Lender written notice of(a} any investigation., claim, demand, lawsuit or other
<br /> action�y any g��ernrnenta.i�r regu�atoly agency or private pariy invo�ving the Praperty and any Hazardous
<br /> Substance or Environmental Law of which Borrower has actual knowledge, (b}any Environmental
<br /> �ondition, inc�uding but not limited to, any spill�ng, leaking, discharge, re�ease or threat af release of any
<br /> Hazardous Substance, and(c}any candit�an caused hy the presence,use or release of a Hazardous Substan�e
<br /> �hich adverse�y affects the va�u� af the Pr�perty. �f Borr�wer learns, or is notified by any go�ernmenta�or
<br /> regulatory authority, or any pri�ate party, that any remn�al or other remediation of any Hazardous Substance
<br /> affe�ting the Property is necessary,B�rrower shall pramptly take aI�necessar� reme�lial acti�ns in
<br /> aecardance with Environmenta.l Law. Nothin�herein sha1l create any obligativn on Lender for an
<br /> Env�ronmental�leanup.
<br /> Non-Uniform Co��nants.Borrower and Lender covenant and agree as follows:
<br /> 22. Acceleration;R�medies.Lender sha�l gi�e not�ce to Borrower prior to acceleration following
<br /> B�rrower's breach of any co�enant or agreement in this Security Instrument(but not prior to
<br /> acceleration under Section 18 unless Appl�cab�e Law�ro�ide5 otherwise}. The no#ice shal�specify; (a}
<br /> the default; (b}the action re�uired to cure the default; (c} a date,no�less than 3U days from the date
<br /> the notice is gi��n to Borrower,by which the default must be cured; and(d}that fa�lure to cure the
<br /> default on or before the date specifie� in the notice rnay resu�t in acceleration af the sums secured by
<br /> this Securit�7 Instrument and sale of the Pro�er-�y. The notice shall further inform Borrower of the
<br /> r�ght to reinstate after accelerat�on and the right to�ring a�ourt action t❑ assert the nan-existence of a
<br /> default or any other defense of Borrower to acceleration and sa�e. If the default is not cured on vr
<br /> before the date specified in the notice,Len�er at rts o�tion may require imm�diate payment in full of
<br /> all sums se�ured by this Security Instrument without fur�her demand and may in�oke the power of sale
<br /> and any nther remedies perm�tted hy Applicable Law.Lender sha�l be entitled to collect all expenses
<br /> incurred in pursuing the remedies pro�ided in this Section�2,inc�uding,but nat limited ta, reasonabie
