<br /> Z'I. Hazar�aus 5ubstances. As used in this Sectinn 21: (a� "Hazardous Substances" are those
<br /> substances defined as toxic or hazardous substances,pollutants,or wastes by Enviranmenta�Law and
<br /> the fo�lowing substa.n�es:gaso�ine,l�erosene,ather flammabl�or toxic petroleum products,taxic p�sticides
<br /> and herbicides,voiatile sol�ents,materials containing asbest�s or formaldehyde,and radioacti�e materials;
<br /> (b} "Environmental Law"rneans federal lavvs and laws of the jurisdiction where the Proper�y �s located
<br /> that re�ate to health, safety�r enviranmenta.l protection; (c} "En�ironmenta��l�anup" includes any
<br /> response action, remedial action, or remo�al actior�, as defin�d in Environmental Law; and(d}an
<br /> "En�ironmenta.l�ondition"means a condition tha�can cause,�ontribute ta,or otherwise trigger an
<br /> Environmental Cleanup.
<br /> Borrower sha11 not cause or permit the pres�nce, use, disposal, storage,or release of any Hazardous
<br /> Suhstances, or threaten to release any Hazardous Suhstances,on or in the Property. Borrower shall nat
<br /> do,nor a�law anyone else to do,anything a�ecting th�Property(a}tha�is in�iolat�on of any En�iranmental
<br /> Law,(b�which creates an En�ironmental�onditian,or(c�which,due to the presenc�,use,or release of
<br /> a Hazardous Substance,�reates a condition that ad�ersely affects the�alue af the Prop�rty.The preceding
<br /> two sentences shall not apply to the pres�nce, use,or storage on the Property af small quantities of
<br /> Hazardous Substances that are generally recognized to be appropriate to normal residential uses and ta
<br /> ma�ntenance of the Pro��rty(including,but not limited to,hazardaus substa.nces in cansumer products).
<br /> Borrower sha�l pr�mptly gi�e Lender written notice of(a}any investigatian,claim,demand, �awsuit ar
<br /> other act�on by any go�ernmental or regulatory agency or pr��ate party in�olving th�Property and any
<br /> Hazard�us Substance or En�ironmenta�Law of which Borrower has actual knowledg�, (b�any
<br /> Environmenta��anditi�n, including but not Iimited to, any spi�ling, leaking,discharge,release or threat
<br /> of release of any Hazardaus Substance,and�c}any condit�an caused by the presence, use or re�ease of
<br /> a Hazardous Substance which ad�ersely affects the value af the Property.If Borrower learns,or is notified
<br /> by any go�ernrnental or regulatary authority,ar any pr�vate party,that any remo�al or other remediation
<br /> of any Hazardous Substa.r�c�affecting the Prop�rty is necessary,Borr�wer shall pr�mptly take all ne�essary
<br /> remedial actions in accordance w�th En�ir�nmental Law.Noth�ng her�in shall create any ob�igation on
<br /> Lender for an En�ironmental C leanup.
<br /> Non-Uniform Co��nants. Borrower and Lender further coVenant and agree as fol�ovv�:
<br /> �2. Acceleration; Remedies. Lender shall g�ve natiCe to Borrawer pr�or to aeceleration
<br /> following Borrower`s breach af any covenant flr agr�ement in this Security Instrument ��ut
<br /> n�t pr�or to acceleration under Sectian 18 unless Applicable Law pra�ides vtherwise). The
<br /> notice shall specify: (a) the defau�t; (b) the actian required to cure the default; �c} a date, not
<br /> less than 3� days frnm the date the notice is given to Barrower, by which the default must
<br /> be cured; and �d} that failure to cure the default an or before the date spe�ified in the notice
<br /> may result in acceleration of the sums secured by this Secur�ty Instrument and sal� of the
<br /> Prop�rty. The notice shall further infarm Borrow�r of th� right to reinstate after acce�eration
<br /> and the r�ght tv bring a cvurt a�tion to assert the non-�xist�nce af a defau�t or any other
