<br /> FURTHER ASSURANGES; ATT�RNEY-IN-FACT. The fo(lowing pra�is�ons refat�ng to �urther assurances and
<br /> attorney-in-fact are a par�of�his Deed of Trust:
<br /> Further Assurances. A�any time, and fram time to �ime, upon request of Lender, Trustar wi[[ make, execute and
<br /> de(i�er, or will cause�o be mad�, execu�ed or d�[i�ered, t� Lend�r or to Lender's designee, and when requested �y
<br /> Lender, cause to be filed, recorded, refiled, or rerecarded, as �he case may be, at such tim�s and in such affi�ces
<br /> and places as Lender may deem appropriate, any and all such mortgages, deeds o�trust, security deeds, security
<br /> agr�ements, financing statements, �ontinuation statements, instrumen�s of #urther assuranc�, certifica�es, and
<br /> othe�documents as may, in the svle opinion ❑f Lender, be necessary ar desirable in arder�o effectuate, cvmplete,
<br /> perfect, cvntinue, or preser�e 4�} Trust�r's vbligativns under the Nate, this Deed a� Trust, and the Ref ated
<br /> Dacuments, and {2} the liens and security infieres�s created �y this Deed af Trusfi as first and prior [iens on the
<br /> Prape��y, whe�her nvw vwned ❑r hereafter acquired by Trustor. Unless proh�b�ted by law or Lender agrees to the
<br /> �vntrary in wrtt�ng, Trustor shall reimburs� Lender �or alf C05�5 and expenses incurred in connectivn wi�h #he
<br /> matters referred tv in this paragraph.
<br /> Attarney-in-Fac�. l�Trus�ar�ails to da any o#the things referred to in the preceding paragraph, Lender may da so
<br /> far and in �he nam�of Trustor and a� Trustor's expense. For such purpos�s, Trustvr hereby irrevocabiy appoin�s
<br /> Lender as Trus�tor's attorney�in-fac�for the pu�pose of making, executing, deli�ering, fi�ing, recording, and doing a�!
<br /> other things as may be necessary or desirable, in Lender's sole apinivn, ta accomplish �he mat�ers re�e��ed to in
<br /> the preceding paragraph.
<br /> FULL PERF�RMANCE. [#Trustor pays a�l the �ndebtedness, including wi�haut [imEtation all �uture ad�ances, when due,
<br /> and otherwise per�orrns afl the obligatians impased upan Trustvr under �his Deed af Trust, Lender sha�( execu�e and
<br /> de[i�er tv Trustee a request far full recon��yanc� and shall ex�cu'�e and deli�er t� Trustor suitable statements vf
<br /> term�nation of any financing statement on file e�idencing Lender's security interest �n the Rents and �he Personai
<br /> Prope�ty. Any recon�eyanc�fee required by law sha[l b� pa�d �y Trustor. it permitted �y applicable law.
<br /> ❑EFAULT. At Lender's option, Trusfar will be in de�au�t under this Deed o�Trust if any af the following happ�n:
<br /> Fraud or Materia� Misrepresentation. Trustor commits fraud or material misrepresentation in connection with the
<br /> terms o�fhe Note.
<br /> Paymen�Defaulfi. Trustor fails tv meet the r�paymen�terms of the Note for any au�standing bafance.
<br /> �ther De#aults. Trustar's act ❑r failure to act adverse�y aff�cts Lender's security in�erest in the Praperty, �r any
<br /> right of Lender's in such securi�y.
<br /> Right to Gure. I�any d��au�t, ather than a default in paymen�is curable and if Trustar has nvt be�n gi�en a notic�
<br /> of a breach o�the same pra�isian af this fleed af Trust within the preceding twel�e 4"��� mvnths, it may be cured ��
<br /> TrustQr, after Lender sends written noti�e t❑Trusto�demanding cure vf such default: �1� cures�he default within
<br /> ten �1 a}days; or {�} if�he �ure requires more than ten {"C�} days, immediate[y inifiia�es s�eps wh�ch Lender deems
<br /> �n Lender's soie discre�ion to be sufficient�to cu�e the default and thereafter cvntinues and comp�etes al1 reasonab��
<br /> and necessary steps suf�ic�ent to praduce compliance as soon as reasonabEy practica�.
<br /> RIGHTS AN❑ REN�EDIES �N DEFAULT. 1f an E�ent of Default❑ccurs under this Deed of Trust, at any time thereaf�er,
<br /> Trustee or Lender may exercise any one or more of the�o�fawing righ�s and remedies:
<br /> Accelerafiion Upan Defauit:Additianal Remedies. ��F any E�ent v� �efault ❑ccurs as per�he terms of the Note
<br /> secured hereby. Lender may dec�are all Indebtedness se�ured by�his Desd of Trust�❑be due and payab�e and
