3 <br />201402551 <br />A. Retain possession of the premises and collect the rents and revenues <br />therefrom. <br />B. Maintain the buildings and improvements located thereon in good <br />condition and repair. <br />C. Pay all taxes and special assessments levied or assessed against or due <br />upon said premises before delinquency, and to deliver to BENEFICIARY copies of <br />receipts showing payment of such taxes. <br />D. Procure and maintain policies of insurance against the usual hazards of <br />fire, hail, windstorm and other similar risks, in the minimum sum of $160,000.00 with <br />loss payable to the parties as their interest may appear. <br />The parties hereto state that this DEED OF TRUST is subordinate only to the <br />real estate taxes, and constitutes a first mortgage lien against the captioned premises. <br />TRUSTOR covenants and agrees that a failure to make any payment, either <br />principal or interest on the note secured hereby when due and payable, or a failure to <br />comply with any of the covenants and agreements herein made shall cause the whole <br />sum of money hereby secured to become due and collectible at once at the option of <br />the BENEFICIARY, and BENEFICIARY shall have the right to cause the Notice of <br />Default to be given and the premises to be sold as provided herein. <br />It is mutually agreed that: <br />A. At any time and from time to time upon written request of BENEFICIARY, <br />payment of fees and presentation of this Deed of Trust and the note for endorsement <br />(in case of full reconveyance, for cancellation and retention), without affecting the <br />liability of any person for the payment of the indebtedness, TRUSTEE may (a) consent <br />to the making of any map or plat of said property; (b) join in granting any easement or <br />creating any restriction thereon; (c) join in any subordination or other agreement <br />
