Unless you notify this office within 30 days after <br />receiving this notice that you dispute the validity of this debt or any portion <br />thereof, this office will assume this debt is valid. If you notify this office in <br />writing within 30 days from receiving this notice, this office will: obtain <br />verification of the debt or obtain a copy of a judgment and mail you a copy of <br />such judgment or verification; and provide the name and address of the original <br />creditor /account holder, if different from the above. <br />Pursuant to the Deed of Trust dated on May 2, 2013, and recorded the Hall County <br />Register of Deeds on May 3, 2013, as Instrument number 201303551, in which Luiz M. <br />Vetter, a single man, is Trustor and Exchange Bank is Beneficiary, and Michael R. Snyder <br />is Successor Trustee, involving the following- described real property, to -wit: <br />Lot Four (4) in Block Three (3) in Bel -Air Addition to the City of Grand Island, <br />Nebraska. <br />notice is hereby given that the Trustors have committed a breach of an obligation for <br />which the trust property was conveyed as security, to -wit: Failure to make payments when <br />due according to the Promissory Note and Deed of Trust. <br />By reason of the above default, the beneficiary has declared all sums secured by the <br />Deed of Trust to be accelerated, said sums are immediately due and payable, and the <br />Beneficiary has directed, and the Trustee elected, to exercise the Power of Sale contained in <br />the Deed of Trust and to cause said property to be sold in the manner provided by law. <br />
