<br /> TA�ES AND LIENS. The fo[lowing pro�isi�ns relating to the taxes and liens an the Property are part of �his Deed of

<br /> sha�l maintain the Property�ree of alf liens ha�ing prEarity a�er or equal tv�he �nterest of L�nder under this Deed of
<br /> Trust, except for fihe lien ❑f tax�s and assessments not due and except as ��herwise pro�ided in this Deed of
<br /> Trust.
<br /> Right to Con�tes�. Trustvr may w��hh�ld paymen�af any tax, assessment, �r claim in connecfii�n wi�h a govd faith
<br /> dispute v�rer the obligation tv pay, s❑ long as Lend�r's interest in the Property is not�eapardized. If a lien aris�s or
<br /> is filed as a result of nvnpaymen�, Trus�or shal� within fi�teen ��5� days a#ter the Cien arises or, i� a [ien is fil�d�
<br /> within fifteen {15} days after Trustor has notice o�the filing, s�cure the dis�harge a�the lien, or if reques�ed by
<br /> Lender, deposit with Lender cash or a suf�Ficient cvrpara�e surety�ond�r ather security sa�kisfa�tory to Len�er in an
<br /> amoun� sufficien�tv dis�harge the lien plus any casts and attorneys' fees, ar o�her charg�s that�vuld a�crue as a
<br /> result of a foreclosure a�sale under�he lien. In any�ontest,Trustar shall�efend itseff and Lender and shall safisfy
<br /> any ad�erse judgment before enfarc�men�against fihe Prop�r�y. Trus��r shall name Lender as an additional abligea
<br /> under any sure�y bond furnished in the contes�proceedings.
<br /> Ev�d�nce of Payment. Trusto� sha[I upon demand furnish �o Lender satisfactory evidence of paym�nt o��he �axes
<br /> ar assessments and shall authoriz�the appropria�e governmental offic�a� �a deli�er�o Land�r a� any tim� a writt�n
<br /> statement of�the taxes and ass�ssments against the Praperty.
<br /> Natice of Canstruction. Trustor shaEl noti�y Lend�r at least fii�t��n �15� days [�e�ore any work is commenced, any
<br /> services are furnished, or any materials are supplied ta the Property, it any mechanic's lien, materialmen's lien. or
<br /> o�kher lien could be asser�ed on account of �he work, ser�ic�s, �r ma�erials. Trus��r will upan request of L�nder
<br /> furnish t� Lender advanc� assurances satisfact�ry to Lend�r �hat Trus��r can and will pay the cos� of such
<br /> impra�ements.
<br /> PROPERTY DAMA�E INSURANCE. The following pro�isions relating to insuring the Property are a part of this Deed of
<br /> Trus�.
<br /> Maintenance o� lnsurance. Trustor shall pr�cure and maintain policies �� ��re insuran�e wif� sfiandard extended
<br /> caWerage �ndorsements on a faEr �alue basis for the full insurab�e value covering ail Improvements on the Reaf
<br /> Proper�y in an amaun� su�fficient �o avaid application of any c�insurance clause, and with a standard m�r�gag�e
<br /> ciause in favvr of Lender. Trus�or shall a!s❑ procure and maintain camprehensive general liability insurance in su�h
<br /> ca��rag� amounts as L�nder may re�ues� with Trus�ee and L�nder being named as addi�ionai insureds in such
<br /> liability insuran�e p�licies. Addi�ionally, Trust�r sha[I maintain su�h o�her insurance, including but nafi limi�ed to
<br /> hazard, business interruptian, and boiler insurance, as Lender may reasonably requEre. P4licies sha�l be writ�en in
<br /> farm, am�un�s, co�erag�s and basis reas�nably acceptable �o Lender and issued by a company or �ompanies
<br /> reasanably acceptable t� Lender. Trustar, upon request a� Lender, will deli�er �o Lender fr�m time t� �ime tne
<br /> palicEes ar certificates of insurance in form satisfactory�❑ Lender, including stipulatians that co�erages wil� no� be
<br /> cancel[ed or diminished with�ut a� I�ast �en {'��� days prior writt�n notice to Lender. Each insurance palicy ais❑
<br /> shall include an endorsement pro�iding that coverage ir�favor of L�nder will no�be impaired in any way by any act,
<br /> vmissi�n or d�fauEt of Trus�ar or any other pers�n. ShQuld the R�al Property �e Ivcated �n an area designated �y
<br /> the Director Qf the Federal Emergency Manag�ment Agency as a sp�c�al t�ood hazard area,Trusfior agrees�o obtain
<br /> and maintain Federal Fload Insurance, if a�ailable, within 4-5 days after notice is given by Lender�ha�the Pr�perty
