<br />TRUSTEE'S DEED
<br />KNOW ALL MEN BY THESE PRESENTS that MATTHEW E. ECK, is the Successor
<br />Trustee under a Deed of Trust made and entered into on or about August 14, 2009, by and between
<br />PEGGY M. BURRITT, a single person, Trustor, and AREND R. BAACK, Trustee, HOME
<br />FEDERAL SAVINGS AND LOAN ASSOCIATION OF GRAND ISLAND, Beneficiary. Said
<br />Deed of Trust was recorded on August 14, 2009, as Instrument No. 0200906760 of the Mortgage
<br />Records of Hall County, Nebraska. MATTHEW E. ECK was appointed Successor Trustee by
<br />virtue of a Substitution of Trustee dated December 23, 2013, and recorded December 26, 2013 as
<br />Instrument No. 201309937 in the Office of the Register of Deeds for Hall County, Nebraska.
<br />MATTHEW E. ECK, Grantor, in consideration of the sum of Seventy -Five Thousand and 00/100
<br />Dollars ($75,000.00) and other good and valuable consideration received from NICE HOMES,
<br />INC., does hereby grant, bargain, sell, convey and confirm unto NICE HOMES, INC., (hereinafter
<br />"Grantee" where appropriate), the following - described real property in Hall County, Nebraska, to
<br />wit:
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That PEGGY M. BURRITT, as Trustor, failed to pay to Beneficiary payments which were
<br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the
<br />entire unpaid principal balance, together with interest thereon at once immediately due and
<br />payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on January 7, 2014,
<br />as Instrument No. 201400097 in the Office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on February 12, 2014, as Instrument No.
<br />201400807 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76 -1007 published a Notice of Trustee's Sale to be held on
<br />April 3, 2014, at 10:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West
<br />First Street, Grand Island, Nebraska. Said Notice was published in Grand Island Independent,
<br />a legal newspaper of Hall County, Nebraska, once a week for five consecutive weeks
