<br />Roger W. Schmidt, Personal Representative of the Estate of Mabel Viola Schmidt, also known as
<br />Mabel V. Schmidt, Deceased, GRANTOR, pursuant to power of sale provisions contained in the Last Will and
<br />Testament of Decedent filed in the Hall County Court, No. PR 13 -143, in consideration of One Dollar ($1.00),
<br />and other good and valuable consideration, conveys the estate's entire interest in the below - described .
<br />property, to Mark E. Miller and Anna M. Miller, husband and wife, GRANTEES, as joint tenants with rights of
<br />survivorship, and not as tenants in common, in the following described real estate (as defined in Neb. Rev.
<br />Stat. Sec. 76 -201) in Hall County, Nebraska:
<br />A tract of land comprising a part of Government Lot Three (3), and a part of the Northwest
<br />Quarter (NW1 /4), all being in Section Twenty Three (23), Township Nine (9) North, Range
<br />Twelve (12), West of the 6 P.M., Hall County, Nebraska, and more particularly described
<br />as follows:
<br />Beginning at the northwest corner of said Northwest Quarter (NW1 /4); thence running
<br />easterly, along and upon the north line of said Northwest Quarter (NW1 /4) and along and
<br />upon the north line of said Government Lot Three (3), a distance of Two Thousand Six
<br />Hundred Thirty One and Ninety Nine Hundredths (2,631.99) feet to the northeast corner of
<br />said Government Lot Three (3); thence deflecting right 90 °39'08" and running southerly,
<br />along and upon the east line of said Government Lot Three (3), a distance of Two Hundred
<br />Sixty Six and Forty Six Hundredths (266.46) feet; thence deflecting right 54 °13'56" and
<br />running southwesterly, a distance of Four Hundred Fifty and Seven Tenths (450.70) feet;

<br />Northwest Quarter (NW1 /4); thence deflecting right 96 °16'12" and running northerly, along
<br />and upon the west line of said Northwest Quarter (NW1 /4), a distance of One Thousand
<br />Three Hundred Eleven and Nine Hundredths (1,311.09) feet to the point of beginning,
<br />EXCEPTING THEREFROM, 1.994 acres, more or less, occupied by county floodway right
<br />of way and permanent easement in favor of Hall County, Nebraska, legally described in the
<br />Grant of Right of Way and Permanent Easement, filed of record as Document 95- 101530,
<br />on March 17, 1995, with the Hall County Register of Deeds.
<br />subject to easements, covenants, and restrictions of record. Grantor covenants with Grantees that Grantor
