<br />JOINT TENANCY WARRANTY DEED
<br />THOMAS ATKINS, a/k/a THOMAS M. ATKINS, and LINDA J. ATKINS, Husband
<br />and Wife, GRANTORS, in consideration of LOVE AND AFFECTION, do grant, bargain, sell,
<br />convey, and confirm unto THOMAS M. ATKINS and LINDA J. ATKINS, husband and wife, as
<br />joint tenants with rights of survivorship and not as tenants in common, GRANTEES, the
<br />following- described real estate (as defined in Neb. Rev. Stat. 76 -201) in Hall County, Nebraska:
<br />Tract 1: A tract of land comprising a part of Lots One (1) and Two (2), Mainland, in
<br />Section One (1), Township Ten (10) North, Range Ten (10) West of the 6
<br />P.M., Hall County, Nebraska, and more particularly described as follows:
<br />First, to ascertain the point of beginning, start at the northwest corner of said
<br />Section One (1); thence S 00° 02' 30" W (assumed bearing), along and upon the
<br />west line of said Section One (1), a distance of One Thousand Eighty Two and
<br />Nine Hundredths (1,082.09) feet to the ACTUAL point of beginning; thence S
<br />89° 57' 30" E, a distance of Three Hundred Fifty (350.0) feet; thence S 00° 02'
<br />30" W, parallel with the west line of said Section One (1), a distance of Eight
<br />Hundred Seventeen and Seventy One Hundredths (817.71) feet; thence N 89°
<br />57' 30" W, a distance of One Hundred Eighty and Five Tenths (180.50) feet;
<br />thence S 00° 02' 30" W, parallel with the west line of said Section One (1), a
<br />distance of One Hundred Twenty Two (122.0) feet; thence S 89° 57' 30" E, a
<br />distance of One Hundred Eighty and Five Tenths (180.50) feet; thence S 00° 02'
<br />30" W, parallel with the west line of said Section One (1); a distance of One
<br />Thousand Six Hundred Twelve and Thirty Nine Hundredths (1,612.39) feet;
<br />thence N 89° 57' 30" W, a distance of Three Hundred Fifty (350.0) feet to a
<br />point on the west line of said Section One (1); thence N 00° 02' 30" E, along
<br />and upon the west line of said Section One (1), a distance of Two Thousand
<br />Five Hundred Fifty Two and One Tenth (2,552.10) feet to the ACTUAL Point
<br />of beginning and containing 20.00 acres, more or less, and subject to road right
<br />of way on the west side.
<br />Tract 2: A tract of land comprising a part of Lot One (1), Mainland in Section One (1),
<br />Township Ten (10) North, Range Ten (10) West of the 6 P.M., Hall County,
<br />Nebraska, and more particularly described as follows:
<br />Beginning at a point on the west line of said Lot One (1), Mainland, said point
<br />being Three Thousand Six Hundred Thirty Four and Nineteen Hundredths
<br />(3,634.19) feet south of the northwest corner of said Section One (1); thence
<br />Running S 00° 02' 30" W (assumed bearing), along and upon the west line of
<br />said Lot One (1), Mainland, a distance of Two Hundred Eighteen and Ninety
<br />Two Hundredths (218.92) feet to a point which is Twenty (20.0) feet
<br />northwesterly of (measured perpendicularly to) the existing left bank of the
<br />North Channel of the Platte River; thence N 62° 42' 27" E, parallel with said
<br />existing left bank, a distance of Two Hundred Seventy Nine and Seventy Five
<br />Hundredths (279.75) feet; thence N 57° 16' 33" E, parallel with said existing
<br />left bank, a distance of Three Hundred Sixty Two and Two Tenths (362.20) feet
<br />to a point which is northwesterly of the intersection of said existing left bank
