<br />WARRANTY DEED
<br />FOR THE CONSIDERATION OF One Dollar and other valuable consideration receipt of which is
<br />hereby acknowledged, The Secretary of Housing and Urban Development of Washington, D.C.
<br />(hereinafter referred to as "Grantor") does hereby grant, bargain, sell, convey, and warrant to
<br />Jordan R. Stahlnecker and Joseph J. Stahlnecker, as joint tenants with right of survivorship and
<br />not as tenants in common, (hereinafter referred to as "Grantee "), the following described real
<br />estate (as defined in Neb. Rev. Stat. 76 -201):
<br />The Westerly 38 feet of the Southerly 140 feet of Lot 12 of the County Subdivision of part of the
<br />S1/2SE114 of Section 16, Township 11 North, Range 9 West of the 6th P.M., and that part of Lot
<br />13 of the County Subdivision of part of S1/2SE1/4 of said Section 16, Township 11 North, Range
<br />9 West of the 6th P. M., Hall County, Nebraska, and more particularly described as follows:
<br />Beginning at a point 40 feet South of the Northwesterly corner of said Lot 12 and thence Westerly
<br />parallel to the Northerly line of said County Subdivision a distance of 32 feet; thence Southerly
<br />parallel to the Westerly line of said Lot 12 a distance of 140 feet; thence Easterly a distance of 32
<br />feet to the Southwesterly comer of said Lot 12; thence Northwesterly on the Westerly line of said
<br />Lot 12 a distance of 140 feet to the point of beginning.
<br />SUBJECT TO covenants, conditions, easements, restrictions, patents, rights of way,
<br />encumbrances, liens, obligations, liabilities and reservations as may appear of record, if any.
<br />Together with all hereditaments and appurtenances belonging thereto. Grantor covenants and
<br />represents that:
<br />1. This deed conveys after - acquired title, and
<br />2. Grantor has not made, done, executed or suffered any act or thing whereby the
<br />above- described property or any part thereof, now or at any time hereafter, shall
<br />or may be imperiled, charged, or encumbered in any manner, and Grantor hereby
<br />binds itself to warrant and defend the title against all acts of Grantor herein and
<br />no other, EXCEPT: the lien of taxes payable for 2013 and thereafter, and the lien
<br />of all unpaid special assessment and interest thereon.
<br />THIS SPECIAL WARRANTY DEED IS NOT TO BE IN EFFECT UNTIL March 28, 2014
<br />TO HAVE AND TO HOLD, the premises aforesaid with all singular, the rights, privileges,
<br />appurtenances and immunities thereto belonging or in any wise appertaining unto said Grantee
<br />and unto heirs and assigns forever; said Grantor covenanting that is lawfully seized of an
<br />indefeasible estate in fee of the premises herein conveyed; and that it has good right to convey
<br />the same; words and phrases herein, including acknowledgement hereof, shall be construed as in
<br />the singular or plural number, and as masculine or feminine gender, according to the context.
<br />IN WITNESS WHEREOF, the undersigned has set his /her hand on the date written as principal
<br />and /or officer of Best Assets, Inc. Management and Marketing contractor of the U.S. Department
<br />of Housing and Urban Development, for and on behalf of Secretary of Housing and Urban
<br />Development, under re- delegation of authority published at 70 Fed 43, 171 (July 26, 2005)
