Sidewalks. The Subdivider shall install and maintain all public sidewalks <br />required by the City of Grand Island when the lots are built upon, and such sidewalk shall be <br />regulated and required with the building permit for each such lot. <br />6. Landscaping. The Subdivider agrees to comply with the requirements of the <br />Landscaping Regulations of the City of Grand Island, and plans as submitted to and approved by the <br />City's Building Department. <br />7. Accessory Structure. The Subdivider agrees that the accessory structure on <br />Lot Two (2) shall be removed or made compliant by the issuance of a permit for a principal structure <br />on or before October 31, 2014 or One Hundred Eighty (180) days from the date of filing of this <br />agreement if that date falls after October 31, 2014. <br />8. Purpose. The Subdivider covenants and agrees that the use of said Lot Two <br />(2), ALR Subdivision to the City of Grand Island, Hall County, Nebraska shall be limited and <br />restricted to such uses as are permitted as a matter of right or by conditional use within the zoning <br />district in which said real estate is located and further restricted and limited to the following uses: <br />Specialty Retail Center (as such term is defined by the Highway Capacity Manual or its replacement, <br />published by the Transportation Research Board, hereinafter referred to as the "HCM ") and other, <br />smaller and more specific uses, all such uses generating no more than the following aggregated <br />average trip traffic counts (as measured using procedures described in the HCM: <br />9.
