<br /> G. ASSIGNMENT OF LEASES. Upon Lcnder's request, Bonower shall aseign to l,ender all leases of the
<br /> Property and all security deposits made in conncetion with taases of the Propeny. Upon thc ussignment, I.ender
<br /> sh�ll have the right to madify, extend or terminatc the existln�IeasoA and to execu�c new Icases, in L.ender's sole _
<br /> discretion. As usai in this puagraph G, the word'`lease" shall mean"sublease" if the Security[nstrument is on
<br /> aleasehold. '
<br /> H. ASSIGNMENT OF RENTS; APPOINTh1ENT OF RECEIVER; L��VDER IN PO.SSESSION.
<br /> Bonowcr absolutely and umonditlonally assigns and transfers to Len�er all the rents and revenues ("Rents") af
<br /> the Propeny, regardlesi of to whom the Rents of the Property are payable. Borrower authorizes Lender or
<br /> l.ender's agents to collect the Rents, and agras that each cenant of the Propeny shall pay the Rents to Lcnder or
<br /> l.ender's agents.Howevor,Bonower shall receive the Renta until(i)Lender has given Bonower notice of default
<br /> pursuant to puagraph 21 of the Sccurity Instrument aud(ii}Lender has given notice to the tenant(s)that the Rents
<br /> are to be paid to Lender or Lender's agent. This assignment of Rents constitutes an absolute assignment and not
<br /> an assignment for additianal sacurity only.
<br /> if Lender g[ves notice of breach to 8urrower: (i)ail R�nts received by Borrower shall be held by aorrower
<br /> as trusta for the benefit of Lcnder only,to be applicd ta the sums secured by the Security Inscrumenr(ii)I.ender
<br /> shall.be entitled to collect and receive all of the Rents of the Property;(iii)Boaower agrees tl�at oach tenant of the
<br /> property shall pay all Rents due and unpaid to l.endcr or i.�nder's agents upon Lender's written demand to the
<br /> tenant; (iv) unlas applicable law provides otherwise, all Rents collected by Lender or l.cndcr's agonts shall bp
<br /> �pplied first to the costs of taking control of and managing the Property and collxting the Rents, including, but
<br /> not limited to, attorneys' fees, reaiver's fas, premiumg on receiver's bonds, repair and maintenance casts,
<br /> insurance premiums, tues,assessments and other charges on the Propeny, and thcn to the sums secured by the
<br /> Securlty Instrumenr(v) Lender,Lender's agente or any judicially appointed rxei��er shall be liable to acr.ounc for
<br /> only those Rents xtus)ly received; and (vi) Lender shall be �ntitled to have a receivor appointed to take
<br /> posseasion of and maaage thG Property end collect the Rents and profits derived ftom the Property without any
<br /> showing as to the inadequacy of the Property as security.
<br /> If the Rents of the Propercy are not sufficient to cover the costs of taking control of and managing the
<br /> property and of collxting�he Rents any funds expended by Lender for such purp�ses shail become indebtedness
<br /> of Borcower to Lender secured by the Security instrument pursuant to Uniform Covenant 7.

<br /> 1ten4e of the Property shall tcrminate when all tt�e sums secured by the Securiry Instnimcnt are paid in fult,
<br /> I. CROSS-DEFAULT PROVISION. Borrower's default or breach under any notc or agrament in which
<br /> I.ender h�s an incerest shall be a breach undec the Saurity Instrurnent and Lendcr may invoke any of the remalies
<br /> pormitted by the Security instrutnent.
