<br /> H. ASSIGNMEZVT OF RFNTS; APPOINTMENT aF RECEIVER; LENUF.R IN POSSESSION.
<br /> Borrower absolutely and unconditionally assigns and transfors to Lender all the rents and revenues("Rents")af
<br /> the Property, regazdicss of to whom the Rents of the �'ropeny an payable. Borrow�r authorius Lender or
<br /> I.ender's agents to callxi the Rent�,and agrecs that exh tenant of the Property shall pay the Rents to l.cnder or
<br /> Lender's agents.However,Borcower shall recelve the Rentsurtil(i)Lender has given Bonower noticc af default
<br /> pursuant to paragraph 21 of the Security Instrument and(ii)Lender has givcn notice to thc tenant(s)that the Rents
<br /> are to be paid to Lender or Lender'e agrnt. Thia�ssignmen�of Rents constitutes an absolute assignment and not
<br /> an as�ignment for additional saurity only.
<br /> If I..ender gives notia of breach to Bonower: (i)all Rrnta received by Bonower shall be held by Borrower
<br /> as trusta for the benefit of Lender only,to be appliod to the sums secured by the Security Instrument; (ii)Lender
<br /> shall be entitled to collxt and receive all of the Rents of the Property;(iii)Borrower agrees that each tenant of the
<br /> Property shall pay all Rents due and unpaid to Lender or�ender's agents upon I.ender's written demand to tha
<br /> tenant; (iv)unless applicable lew provides otherwise,all Ren[s collxted by l.ender or I..ender's ag�ncs shall be
<br /> applied first to the cost�of taking coiitro! of and maneging the Property and collecting the Rents, including,but
<br /> not limited to, nttameys' fa9, receiver's fas, premiuins on receiver's bonds, repair and maintenance costs,
<br /> inaurance premiums, taxes, assessmenta and other charges on the Propecty, and then to the sum�eecured by the
<br /> Security Instrument; (v)Lender, Lender's agents or any judicially appointed receiver shall be li�ble to acc�unt for
<br /> only those Rents actually received; and (vi) Lender sh�ll be entitled to have a receiver appolnted to take
<br /> possession of and menage the Property and collect the 2en�s and pro�ta derived from the Property without any
<br /> showing as to the inadrquacy of the Property as security.
<br /> If the Rents of the Property are not sufficient to covor the costs of taking control of and maraging the
<br /> Property and of wllxting the Rente any funds eapended by Lender for such purposes shall become indebtedness
<br /> of Borrower to Lender secured by the Securiry Instrument pursuant to Uniform Covenant 7.

<br /> of Rcnts shall not cure or waive any default or invalidate any other dght or nm�dy of L.ender.This asaignment ot
<br /> Rents of the Property shall terminate when all the�ums secured by the Secudty Instrumen[are paid in full.
<br /> I. CROS5-DE�'AiJLT PR(1VISION. Borrower's deGult or breach under any note or agrament in which
