<br /> G, ASSIGNMENT OF I.EASES. Upon I.ender's request, Borrower shall assign ta l.ender all leascs o the
<br /> Property and all security depoeits mede in connectian with leases of the Propecty. Upon the assignment, l.ender
<br /> shall have the right to modify,extend or termin�te the exis�fng leases and to exccute ntw leasc�, in Lendcr's sole

<br /> H. ASSIGNMENT OF RENTS; APPOIIVTMENT OF ItECE1VER; LENDER IN POSSESSION.
<br /> Bonower absolutely and unconditionally a�.+ign�end tran�fers to Lender all the ren�s and revem�es("Rcnts")of
<br /> thc Property, regardtess of to wham the Rents of the Property aro payable. Bvrrowcr authorizes Lender or
<br /> Lender'a agents to collxt the Rents, and agceea that e�ch tsnant of the Praperty shall pay the Rents to Lender or
<br /> Lender's agents.However, Borrower ahall recelve the Rents until (i)l.ender has given Barrower notice of default
<br /> pursuant to paragraph 21 of the Security Instrument and(ii)Lender has given notice ta thc tenant(s)that the Rents
<br /> are to be paid to I.ender or Lender's agent. This n�slgnrnent of Rents constltutes an absolute assignment and not
<br /> an assignment for edditionul security only,
<br /> If Lender gives noticc of breach to Borrower: (i)all Rcnts receivcd by Borrower shall be held by Borrower
<br /> as trusta for the bencfit of Lender only,to be appli�d to the sums secured by the Security[nstrumcnt; (ii)l.ender
<br /> shall be entitled to collxt and receive all of the Rents of the Property;(iii)Bonower agre�s that cach tenant of tho
<br /> Property shnll pay all Rents due and unpald to Lender or Lendcr's agents upan Lcnder's written demand to the
<br /> tenant; (iv)miless applicable law provides othenvise,all Rents callectod by L.ender or Lender's agents shali be
<br /> applied first to the costs of taking control of and managing the Property and collxtin� the itents, including, but
<br /> not limited to, attomeys' fas, rxeiver's fees, premiunu on receiver's bonds, rep�lr and meintenanco costs,
<br /> insurance premiums, taxe�. aaxs�ments end other chuga on the Froperty, and then lo the sums secured by the
<br /> Security Instrument; (v)l.ender,Lender's agen�s or any judici�llY aPPo�nted receiver shall be liable to xcount for
<br /> only those Rents actually nceived; and (vi) Lender sh�li be entitled to have a ra:eiver appointed to take
<br /> poasesslan of and manage du Praperty and collxt the Rencs end profits derived from tha Property without any
<br /> showing as to the inadequacy of the Property as security.
<br /> If the Rents of the Propeny are not sufficient to c�ver the costs of talcing control of and managing che
<br /> property and of collxting the Rents any funds expended by Lender for such purposa shell become indebtedness
<br /> of Bonower to Lender securM by the Security Instrument pursuant to Uniform Covcnu►t 7.
<br /> Borrower represents and wprrants that Bonower has not execucai any prior�u�i�u�,�ui uP tiie:e��ts and rias
<br /> not and will not perform any act that would pnvent Lender from exercising its rights wder this puragraph.
<br /> Lender, or !Lender's agents or a judicially appointed nceiver, shall not bo nquired to enter upon, take
<br /> cuntrol of or maintaln the Property before or after giving notice of default to Borrower, However, Lender, or
<br /> Ilnder's agents or a judicially appointed receiver, may do so at any time when a defwlt occurs. Any application
<br /> of Rents shall not cure or waive any defeult or invalidate ar►y other right or remedy af l.ender.This assigiunent of
<br /> Reats of the Property shall terminate when all the sums secured by the Security Instrument ure paid in full.
<br /> I. CROSS-DEFAiJI.T PROYISION. Borrower's default or breach under any note or agreement in which
<br /> Lendcr has an interest shall be a breach under the Security[nstrument and I.ender may lnvoke any of the remodies
<br /> permitted by the Security Instrument.
