<br /> ��la���e solven�s, ma�erials containing a�bes�os ar farmaide��yde, and radioacti�ve ma�eria�s; �b�
<br /> "�nvi�^onmental Law" ��neans federal �a�s and 1 avvs of�he�u�-isdi c�i on v�he�•e�he Prope�-�y i s �oca�ed�hat
<br /> relate�o heat�h, saf�ty or env�ranmental p�-o�e�t�a��; �c} "�`nvi�onmental�leanup" �nc�udes any respans�
<br /> act�on, remediai ac�ion, �r t•emaval ac��o��, a�def ne�i in Envi�-anmen�al Lav�? and �d}an "Envi�onmental
<br /> C'ondi�ian" means a cond�tian�hat can cause, cont�ribute t�, or ��herv�ris�trigger an Enviranmen�al Cleanup.

<br /> Lavv, �b� which cx•eates an En�ironmental Condition, or �c}v�rh�ch, due t�th�p�-esence, use, or re�ease of a
<br /> Haza�daus Substanc�, cr�a�es a candi�ian�ha�adve�-sely affects�he value of the P�-�perty. The preceding tv�ro
<br /> sen�ences sha�l no�apply�o�he presence, use, ❑r starage on �he F��op�rty of small quantities of Ha�ardous
<br /> Subs�ances�hat a�e gene�-al��t-ecognized to be app�-ap�-iate�o no�-mal �•esidentxal us�s and to main�enanc�of
<br /> . the Property��nc�udir�g, bu�nflt�imi�ed �o, hazardous su�stances in consum�r products}.
<br /> BorrovWer shaii promp�l�r gi��Lender writ�en no�ice of�a� an� investiga�ion, ciaim, demand, iavvsui�or o�her
<br /> ac�ion by any go�ernme��tal or regula�ory agency or pr�va�e par�in�al��ng�he Property and any Hazardflus
<br /> Subs�ance c�r En�ir�nmental Law of which Bo�-�-�we�•has actual knowledge, (b} any Environmen�al
<br /> Conditian, including but no�lim��ed ta, any spilling, leaking, discharge, relea.se ar th�-�at Qf re�ea.se of any
<br /> Hazardous 5ubstance, and�c� any cond��ion caused by the presence, use or re�ease of a Hazardous Substance
<br /> �nrhich ad�versely affects�he�a�ue�f the Praperty. �f Bo�•rower learns, o�- is no��fied by any governmen�al o�•
<br /> regula�ory author�ty, ❑r any private party, that any�-emoval or o�her remedia�ion�f any Hazardous Subs�ance
<br /> affec�ing the Prope�-�y is necessary, I3arr�v�er shai l promp�iy take a�l necessary r��nedi al act�ans in
<br /> acc�rdance�nri�h Environmental Law. Na�hing herein shall c�-ea�e any obl iga�i an on Lender for an
<br /> En�iranmen�al �l�anup.
<br /> Non-Uniforrn Co�enants. Borrower and Lender covenan�and ag�ee as follo�v�rs:
<br /> �2. A�c�lerat�on; Remedie�. Lender shall g�ve na�ice to �3orrQvver prior to acce�era��on f�llowing
<br /> Borrowerr s breach of any co�enant or agre�ment in thi�Secur�ty Instrument�but no� prior to
<br /> acc��era�ion under Se�tion 1 S unless Applicab�e Law pro�ides otherw��e�. The natice shall spec�fy: �a}
<br /> the defau�t; �b�the actron requ�red ta cure the default; �c}a date, na� less th�.n 3� days from the date
<br /> �he notice is gi�en to Bnrrawer, by which the dQfault must be Gured; and �d} that fai�ure t�cure the
<br /> default on ar before the da�e specif�ed in the notice may result �n a�celeration of the sums sQcured by
<br /> �h�s Security �n�trument and sale�f the Pr�per�y. The no�ice sha�� further inform Borrower of the
<br /> righ� to re�n5tate after ac�eieration and the r�g�t to bring a �our� ac�ion ta asser�the non-ex�s�ence af a
<br /> default or any other defense of Borrower to acce�eration and �ale. �f th�d�fault xs n�t cured �n or
<br /> before the date sp��ified in �he not�ce, Lender at �ts op�ion may require immediate payment in ful� of
<br /> a�l sunns secured by this Securi�y �n�trument w�thout fur�her demand and may in�vke the power of sa�e
<br /> and an� ❑ther remed�es perm��t�d �y ApplYcable Law. Lender shal� be entitled to col�ect ail expenses
<br /> �ncurred in pursu�ng the r�medies prv��ded in this Sectian��, rnc�uding, but nat limited to, reasonab�e
<br /> at�arneys' fees and costs of title e�idence.
