N m <br />e C <br />,p n z <br />0 = n0 <br />- X 2 <br />UNILATERAL SUBORDINATION AGREEMENT <br />rs> <br />WHEREAS, the parties to this agreement are the old lender, namely Platte Valley <br />State Bank & Trust Company hereinafter called LENDER #1; and the new lender, <br />namely Platte Valley State Bank & Trust Company, Its Successors and/or Assigns, <br />hereinafter called LENDER #2 and Andrew W. Meier and Nicole M. Meier, Husband <br />and Wife, hereinafter called BORROWER, <br />WHEREAS, BORROWER is the owner of the real estate hereinafter called <br />PROPERTY which is described as: <br />Lot 1, Lake Heritage Second Subdivision, an Addition to the City of Grand Island, Hall <br />County, Nebraska. <br />WHEREAS, BORROWER has executed a Note in a principal amount of $330,000.00 <br />secured by a Mortgage/Deed of Trust in favor of LENDER #1, covering the <br />PROPERTY, recorded on July 3, 2013 as Instrument Number 201305366 in the office of <br />the Register of Deeds of Hall County, Nebraska. <br />WHEREAS, BORROWER has executed a Note in a principal amount not to <br />exceed $760,000.00 to be secured by a Mortgage /Deed of Trust in favor of LENDER #2, <br />covering the PROPERTY, and recorded in the office of the Register of Deeds of Hall <br />County, Nebraska on October 18, 2013 as Instrument No. 201308436. <br />NOW THEREFORE, in consideration of $1.00 and other valuable <br />consideration, receipt whereof is hereby acknowledge, LENDER #1 agrees to <br />subordinate and does hereby subordinate its liens as shown and referred to above, to the <br />lien of LENDER #2 as shown and referred to above, but only to the extent of the <br />principal amount of the new lien as shown in the above paragraph, plus any accrued <br />interest, taxes, insurance or costs advanced to protect its security. <br />RASKA <br />COUNTY OF BUFFALO <br />Acknowledged before me this 20th day of February, 2014, by Laura Ann <br />Bauer, Vice President of Platte Valley State Bank & Trust Company on behalf of said <br />Corporation. <br />RETURN TO: <br />Platte Valley State Bank & Trust Co <br />Mortgage Loan Department <br />2223 2 Avenue <br />Kearney, NE 68847 <br />B <br />& Trust Company <br />au . . u : auer - Vice President <br />e_caituAL‘,9_, Q <br />r ?21.4.1.a) <br />Notary Public <br />6fN83AL NOTARY - State of Nebraska <br />CATHERINE A.
