<br /> Borrower ab�olutely and unconditionally asaigns and transfers to Lender all the rents and revenues ("Rents")of
<br /> the Property, regardless of to whom the Rents of the Property are payablc. Barrowcr authorius Lcnder or
<br /> Lender's agrnts to collect the Renta,and agreee that each tenant of thc Property shall pay the Rents to Lendar or
<br /> L.e��der's agents.However,Borrowcr shaQ receive the Rents untii(i)Lender has given Borrower notice of default
<br /> pursuus�nnt to puagraph 21 of the Security Instrument and(ii)Lender has given notice to the tenant(s)that the Rcnts
<br /> are to be paid to i.ender ar Lender's agent.This assignnxut of Renta constitutes an absolute assignn�eut and not
<br /> an assignment for additional security only,
<br /> If Len�er gives notia of breach to Bonower: (i)all Rents received by Borrower shall be held by Borrower
<br /> as trustee for the benefit of L.ender only,to be appliW to the sums sxured by the Security instrument;(ii)Lender
<br /> shall be entitlai to collect and receive all of the Rents of the Proper[y; (ili)Borcower agrces that each tenant of the
<br /> Property shall pay a!1 Rents due and unpaid to I.ender or Lender's agenta upon Lender's writt�n demand to the
<br /> tenant; (iv)unless applicable law provides otherwise, all Rents collxted by L,cndcr or Lender's agents shall be
<br /> applied first to the costs of taking wntrol of and managing the Property and collecting the Renta, including, but
<br /> not Iimital to. attomeys' fees, rectiver's fees, premiums on recx(ver's bonds, repair and malntenena costs,
<br /> insurance premiums, taxes, assessrnents and other chazg�s on the Pcoperty, and then to the sums sxured by the
<br /> Secucity Instn�ment; (v) Lender,Lender's agents or any judicially appaintat receiver sh�ll be liable to account for
<br /> only thosc Renta actually receive�d; and (vi) Lender shall be entitled to have a receiver appointed to take
<br /> possession of and manage the Propeny and collect the Rents and proCts derived from the Property without any
<br /> showing as to the inedequxy of the Property as security.
<br /> If the Rents of the Property arc not aufficient to cover the costs of taking control of and managing the
<br /> Property and of collecting the Rent�Any funds expended by Lender for such purposes shall become indebtodness
<br /> of Bonower to Lender secural by the Securiry Instrument pursuant to Uniform Covonant 7.
<br /> Bonower npresents and warrants that Bonower has not exceuted any pdor assignment of the Rents and has
<br /> not and will not perform any act that would prevent l.ender t�om exercising ita rights under this p�ragraph.
<br /> L,ender, or Len;ier's agents or a Judicially appointed receiver, shall not b� required to enter upon, take
<br /> control of or maintain the Property bofore or after giving notice of default to Borrower. However, I.ender, or
<br /> Lender's agmts or a judicially appointed receiver,may do so at any time when a default occurs.Any application
<br /> of Rent9 shall not cure or waive any default or invalidate any other right or remedy of Lender. Thic assignment of
<br /> Rents of the Property shall terminate wl�en all the sums secured by the Securlty Instrument are paid in full.
<br /> I. CROSS-DEFAULT PRUVISION. Bonower's default or breach under any note or agrament in whicii
<br /> Lender has an interest shaU be a breach under the Security Instruinent and Lender may invoke any of the remedies
<br /> permittod by th�Securiry Inshvmont.
