<br />_..- �=� G. ASSIGNMENT OC I.EASES. Upon L.tnder's request,Horrower�hall assign to l.cnder all lea�ses of the

<br /> H. ASSIGNM�:N'1' OF R�;NTS; APPOINTMENT OF RECEIVCR; LI'sND�R IN POSSGSSION.
<br /> �--��� Borrower absolutely and unconditionally nssigns and transfers to Lender all the rents and revcnucs("Ren�s")of
<br /> the Propercy, regardless of to whom the Rents of the Propeny are payable. E3orrower authorizes Lender ar
<br /> =�� I.ender's agents co callect the Rents, and agras that each tenunt of the Propeny shall pay the Rents to L.ender or
<br />_��;�� Lender's agents. However,Bonower shall recelve the Rents until(i)Lender has given Borrower notice of default
<br /> __��� pursuant to paragraph 21 of the Security Instrument and(ii)Lender has given natice to the tena�u(s)that the Rents
<br /> � are to be paid to l.ender or Lender's agent. This assignment of Rents consdtutcs an absolute assignment end not
<br /> �� an asslgnment for additional sccurity only.
<br />_ �=; If l.ender gives notice of breach to Eoaower: (i) all Rents received by Borrower shall be held by Barrower
<br />� as trusta for the benefit of Lender only,to be applied to the sums secured by the Sxurity Instrument;(il)i.ender
<br /> --- = shall be entitled to collcet and receive all of the Aents of the Property;(iii)Borrower agrees that each tenant of the
<br /> °_ Propercy shall pay all Rents due and unpaid to Lender or Lender's agents upon L.cnder's written demand to the
<br /> _ = tenant; (iv) unless applicable law provides otherwise, all Rents colleceed by Lender or I.ender's agents shall be
<br /> -�—_ applied first to the costs of taking conual of and managing the Property and collecting the Rents, including, but
<br /> noc limited to, attomeys' fees, receiver's fas, premiums on receiver's bonds, repair and maintenance casts,
<br />_-�� insurance premiums, taxes,assessments and other chazges on the Property, and then to the sums secured by the
<br /> Sscurity Instrument;(v)L.ender, Lender's agents or any judicially appointed receiver shall be liable to account for
<br /> - ----- only those Rents actually received; and (vi) Ixnder shall lx �ntitled [o have a recelver appointed to take
<br /> ���- posstsston of and munage the Property and collxt the Rents and profits derived from the Property without any
<br /> showing as to the inadequxy of the Property as saurity.
<br /> _���,. If thc Rents of the Property are not sufficient to cover the wsts of taking control of and managing the
<br /> - = Property and of collecting the Rents any funds eapended by Lender for such purposes shall become indebtedness
<br /> of Bonower to I.cnder securod by the Security Instrument pursuant to Uniform Covenant 7.
<br /> ._ Bonower represents and warrants that Bonower has not executed any prior assignment of the Rents and has
<br /> , not and will not perform any act that would prevrnt Lender from exercising i�s righis w�dCr tiiis pa�agri�pi�.
<br /> Lender, or Lendec's agents or a judicially appointod receiver, shall not be requiral to enter upon, take
<br /> control of or m:antain the Property before or after giving notice of default to Bonower. However, I.ender, �r
<br /> Lender's agents or a judicially appointed receiver, may do so at any time when a default occurs. My application
<br /> of Rents shall not cure or waive any default or inval{datc any other right or remedy of Lender.This assignment of
<br /> Rents of the Property shall terminate when all the sums secured by the Security Instrument aze paid in full.
<br /> I. CItOSS-DEFAULT PROVTSION. Borrower's default or breach under any note or agreement in which
<br /> I.ender has an interest shall be a breach under the Security Instrument and Lender may invoke any of the remedies
<br /> permitted by the Saurity Instrument.
<br /> BY SIGNING BELOW, Borrower acapts and agrees to the terms and provisions contained in thls 1-4
