<br /> H. ASSIGNMFNT OF R�NTS; APPOINTMENT OF RECEIVER; LBNDER IN POSSF.SSIQiN.
<br /> Borrower absolutcly and unconditionally assigns and transfers to Lendcr all thc rcnre and revenues("Rcn�s") of
<br /> thc Property, regardless of to whom the Rents of the Property are payable. Borrower authori�.es Lender or
<br /> l,ender's agents to collect the Rents, and agrees that each ienant of the Property shall pay�he Rents to l.ender or
<br /> [.ender's agents. However,Sorrower shall receive thc Renis until (i)I.ender has given Borrower notice of default
<br /> pursuant to paragraph 21 of thc Security Instrument and(ii)Lender has given no�ice to the�ena�it(s)tliat the Rents
<br /> are to be pai�to Ixnder or Lender's agent. This assignment of Rents constitutes an absolutc assignment and not
<br /> an assignment for additional security only.
<br /> If Lender gives notice of brcach to Borrowee: (i)aU Rents received by k3otrower shall be hcld by Borrower
<br /> as trustee for the benett of Lender only,io bc applied to thc sums secured by the 5ecurity Instniment; (ii)L.ender
<br /> shall be entitled to collect and receive all of the Rents of the Property;(iii)Borrower agrees that each tenant of the
<br /> Praperty shall pay all Rents due and unpaid to [..ender or l.ender's agents upon Lender's written demand to thc
<br /> tenant; �iv)unless applicable law provida otherwise, al! Rents collected hy Lender or Lender's agents shall be
<br /> applial first to the costs of taking control of and managing the Propeny and collecting the Rents. including, but
<br /> not limited to, attorn�ys' fees, receiver's fees, premiums on receiver's bonds, repair and maintenance costs,
<br /> insurance premiutns, taxes, assessmenes and other charges on the Prapeny,and then to the sums socured by the
<br /> Security Instrument; (v) I,ender, Lender's agents or any judicially appointed receivershall be liable to account for
<br /> anly those Rents actually received; and (vi) I.ender shall be entitled to have a receiver a{>pointed to take
<br /> possession of and manage the Propeny and collect the Rents and profits derived from the Property without any
<br /> showing as to the inadequxy of the Propeny as security.
<br /> If the Ren[s of[he Property are not sufficient to cover the costs of[aking control of and managing the
<br /> Property and of collecting the Rents any tunds expended by Lender for such purposes shall become indebtedness
<br /> of Borrower to L.ender secured by the Security Instrumcnt pursuant to Uniform Covenant 7.

<br /> not and will not perform any act that would prevent I.ender from exercising its rights under this paragraph.
<br /> Lender, or Lender's agents or a judicially appalnted receiver, shall not be required to enter upon, tnlce
<br /> wntrol of or main[ain the Propeny before or after giving notice of defaul[ to Bo=rower. However, Lender, or
<br /> Lender's agents or a judicially appointed receiver, may do so at any time when a default occurs. Any application
<br /> uf Rents shall not cure o�waive any default or invalidate any other right or remedy vf l.ender.This assignment of
<br /> Rents of the Propeny shall terminate when all the sums secured by the Security Instrument are paid in full.
<br /> 1. CRO5S-DEFAUI.[' PROVISION. Borrowcr's default or breach under any note or agreement in which
<br /> I.ender has an intcrest shall be a breach under�hc Securi[y Instrumcnt and L.endcr rrzay invok�e any of the remedies
