<br /> G. ASSIGNMEIVT OF LEASI�:S. Upon l.onder's request,Borrower shall assign to Lender all leascs of the
<br /> Prapeny and all sceurily depoaite made in connection with leases af the Property. Upon the assignment, l..cnder
<br /> shall have thc right to modify, eztend or termins�te the existing lease�and to exeait�new leascs, in Lendcr's solc

<br /> H. ASSIGIVMENT OF RENTS; APPOINTMEPIT OF RGCEIVER; L.ENDER IN POSSF,SSION.
<br /> Borrower absolutely and unwnditionally assigns and transfers to Lcnder all the reni�and revenues("Rents") of
<br /> the Propeny, regazdless of to whom thc Rents of the Property are payable, Bortower authorizes L.cndcr or
<br /> Lender's agents to collat the Rents, and agrees that exh tenant of tho Property shall pay the Rents to Lender or
<br /> Lender's agents.However, Borrower shall roceive the Rents until(i)Lender ha�given Borrower uotice of default

<br /> If Lender gives notice of breach to Borrower: (i)all Rents received by Bonower shali be tuld by Borrowcr
<br /> as trusta for the benefit of Lender only, to be applied to the yums secured hy the Security Instrumen.t;(ii)l.ender
<br />` shall be entided to collxt and receive all of the Rents of the Propeny;(iii)Banower agras that each tenant of the
<br />= Property sha11 pay all Rents duc and unpaid to Lender ar L,ender's agents upon Lender's written demand to the
<br />- tananr, (iv)unless applicable law pravides otherwise,all Rents collected by Lender or Lender's agents shall be
<br /> applied first to the costs of taking control of and managing the Property and Allecting the Rents, including, but
<br /> not lirnited to, attorneys' fees, recetver's fees, premiums on receiver's bonds, repair and maintenanc� coscs,
<br /> insurance premiums, taxes,asseumonts and other chuges on the Property, and thrn to the sums secured by the
<br /> Security Inatrument; (v)L.ender,I.ender's agents or any judicially appointed receivet shall be liable to acwunt for
<br /> only those Rents actually rxetved; su►d (vi) Lender shall be encitled ta have a receiver appointed to toke
<br /> possession of and manage the ProP�nY and collect the Rents and profits deriv�d hom the Property without any
<br /> showing as to the inadequacy of the Property as security.
<br /> If the Rents of the Propeny ue not sufficient to cover the costs of taking control of and mnnaging the
<br /> Property and af collecting the Rents any funds expendod by L.ender for such purposes shall become indebtedntss
<br /> of;�;m:�c.to i�•^•der='-=n"`�b:rhe security Instniment pursuant to Uniforrn Covenant 7.
<br /> Bonower represents and warrants that Borrowerhas not executed any prior assignment of the Rents anu i�as
<br /> not end wiU not perform any act that would prevent Lender from exercising its rights under this�raragraph.
<br /> I,ender, or Lender's agenis or a judicially appointod receiver, shall not be required to enter upon, take
<br /> - control of or maintain the Prop�rty before or after giving notice of default to Borrower. However, L.ender, or
<br /> - Lender's agents or a judialally appointed receiver, may do so at any time when a default occurs,Any application
<br /> of Rents shall not cure or waive any default or invalidate any othor right or remody of Lender. This assignment of
<br /> Rents of the Propercy shall terrninate when all the sums secured by the Securtty Insuument a��e paid i.n full.
<br /> I. CROSS-DEFAiJLT PROVISION. Borrower's dafaul:or breach under any note or agreement in which
<br /> Lender has an inter�sc shall be a breach under the Security Instniment and Lender may invoke any of the remodies
<br /> pe;mittal by the Security Instrument.
