<br /> G. ASSIGNMENT UF LEASES.Upon[.ender's request, Barrowes shall assign to L.ender ali leasc�of the
<br /> property and all security depoeits made in conncetion with leases af the Propecty. Upon the assignment, Lender
<br /> ahell have the right to modify,extend or terminnte thc exis�ing ieases and to execute new leases, in I.ender's sole
<br /> discretian.As uscd ln this paragraph G,the word'`lee.4e"shall mean "sublease" if thc Secarity Instrument is on
<br /> a leasehold.
<br /> H. AS.SIGNMENI' OF RENTS; APPOINTMEN'I' 4F RECEIVER; LENDER IN POSSESSION.
<br /> Borrower absolutely and unconditionally assigns and transfers to Lcnder all the rents and revenues ("Items")of
<br /> the Propeny, regudless of to whom the Rents of tha Property are paysble. Borcowcr authoriva Lendcr or
<br /> Lender's agents to collcet the Rents, and agras that each tenant of the Proper[y shall pay the Rents to L.ender or
<br /> Lender's agents. However, Borrower shall reccive the Rcnts until (i)l..ender hag given Bonower notia of default
<br /> pursuent to peragraph 21 of the Security Instrument and(ii)Lender has given notice to the tenant(s)tt►at the Rents
<br /> an to be paid to I.ender or Lendcr's agent.This assignment of Rent�constitutes an absolutc assignment and not
<br /> an aasignment for additional ucudty only.
<br /> If Lender gives notice of breach to Bonower: (i) all Rents received by Borrower shall be held by Borruwer
<br /> a�trusta for the benefit of I,euder only,to be applied to the sums secural by the Security Instrument;(ii)Lender
<br /> shall be entitled to colloct and receive all of the Rents of the Property;(iii)Bonower agras that each tenant of the
<br /> ptoperiy shall pay ali Rents due suid unpaid ta Lcndcr or Lendor's agents upon Lender'a writtcn demand to the
<br /> tenant; (iv) unl�ss applicable law provides otherwise, all Rents coliceted by Lender or[.ender's agents shall be
<br /> applied flrst to the costs of taking control of and managing the Property and collecting the Ronte, inctuding,but
<br /> not limited to, atturneys' fees. receiver's fas, pnmiums on receiver's bonds, repair and maintenana wsts,
<br /> insurance pnmiums,ta�ces, ucessments and other charges on the Property, and then ro the sums secured by the
<br /> Secudty Instnunent;(v)Lender, L,ender's agents or any judicially appointed receiver shall be liabla to account for
<br /> only those Rents actually roceived; and (vi) Lender sh�ll be entitl«l to have a rcceiver appointod to talce
<br /> possession of and manAge the Prape�ty and colleat the Rents and profits derived from the Property without any
<br /> showing as to the inadequacy of the Property as securlty.
<br /> If the Rents of the Property are aot sufficient to cover the costs of taking control of and managing the
<br /> property and of collecting the Rents any funds expendod by Lender for such purposes shall becomt IndeMedness

<br /> I.ender, or Lender's �gents or a judicislly sppointed receiver, shall not be rcquired to enter upon, take
<br /> control of or malntain the Property befon or after giving notice of default to Borrowcr. However, Lender, or
<br /> Lender's agents or a judicially appointed recetvar, may do so at any time when a defauit occurs.Any application
<br /> of Rents shall not curc or walvo any default or invalidate any other right or remedy of Lender. This wsignment of
<br /> Rents of the Property shell terminate when all the sums secured by the Security Instrument are paid in full,
<br /> I. CROSS-DEFAULT PROVISION. Borrower's default or breach under any note or agreement in which
<br /> Lender has an interest shall be a breach under the Security Instrument and l.ender may invoke any of the remedies
<br /> permittod by the Security Instrutnent.
