<br />This deed is made by Kenneth M. Messersmith, as Personal Representative of the Estate of Verna L.
<br />Messersmith, Deceased, in informal proceedings in the County Court of Box Butte County, Nebraska,
<br />captioned "In the Matter of the Estate of Verna L. Messersmith, Deceased ", Case No. PR 13 -4, dated
<br />January 17, 2013 (Grantor), to
<br />KENNETH M. MESSERSMITH,
<br />WHEREAS, Verna L. Messersmith died February 16, 2012; and
<br />WHEREAS, Grantor was duly appointed Personal Representative of the Estate of Verna L. Messersmith,
<br />Deceased, and is now qualified and acting in that capacity; and
<br />WHEREAS, Grantee is entitled to distribution of the hereinafter described real estate, and Grantor is
<br />authorized to distribute said real estate to Grantee;
<br />NOW, THEREFORE, Grantor conveys, assigns, transfers, and releases to Grantee all Decedent's interest
<br />in the following described real estate (as defined in Neb. Rev. Stat. § 76 -201):
<br />The West Half of the Southeast Quarter (W' /2SE'/4) and the Southeast Quarter of the
<br />Southeast Quarter (SE1/4SE1/4) of Section Fourteen (14), Township Eleven (11) North, Range
<br />Twelve (12) West of the 6"' P.M., Hall County, Nebraska, EXCEPT a tract more particularly
<br />described in Deed recorded in Book 25, Page 427 and EXCEPT a tract more particularly
<br />described in Warranty Deed recorded in Book 119, Page 537,
<br />subject to patent reservations, existing easements, and electrical service agreements, if any; prior mineral
<br />leases, mineral conveyances, and mineral reservations of record, if any; conveyances for right -of -way,
<br />if any; and public roads;
