<br />That Grantors, Daniel Herders, also known as Daniel J. Herders and Laura Herders also
<br />known as Laura A. Herders, husband and wife, and Kenneth V. Herders and Deborah A. Harders,
<br />husband and wife, in consideration of the sum of One Dollar ($1.00) and other good and valuable
<br />consideration, receipt of which is hereby acknowledged, convey to Edward J. Stoltenberg and
<br />Deborah J. Stoltenberg, husband and wife, Grantees, as joint tenants with rights of survivorship,
<br />and not as tenants in common, the following described real estate (as defined in Neb. Rev. Stat.
<br />Sec. 76 -201) in Hall County, Nebraska:

<br />all in Section Twenty Three (23), Township Twelve (12) North, Range Eleven (11) West of the 6th P.M.,
<br />Hall County, Nebraska EXCEPT A tract of land comprising all of the Southwest Quarter of the
<br />Northeast Quarter (SW1 /4NE1 /4) and A part of the Southeast Quarter of the Northwest Quarter
<br />(SE1 /4NW1 /4), all being in Section Twenty Three (23), Township Twelve (12) North, Range Eleven (11)

<br />Hundredths (657.61) feet to a point on the South line of said Southeast Quarter of the Northwest Quarter
<br />(SE1 /4NW1 /4); thence deflecting left 89° 52' 30" and running Easterly, along and upon the South line of
<br />said Southeast Quarter of the Northwest Quarter (SE1 /4NW1/4) and along and upon the South line of
<br />said Southwest Quarter of the Northeast Quarter (SW1 /4NE1/4), a distance of One Thousand Five
<br />Hundred Fifty Nine and Ninety Four Hundredths (1,559.94) feet to the Southeast corner of said
<br />Southwest Quarter of the Northeast Quarter (SW1 /4NE1 /4); thence deflecting left 90° 14' 21" and
<br />running Northerly, along and upon the East line of said Southwest Quarter of the Northeast Quarter

<br />Grantors covenant with the Grantees that Grantors:
<br />I. are lawfully seized of such real estate and that it is free from encumbrances except
<br />easements, covenants, and restrictions of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of all persons.
