<br /> (vii)lease or rent the Property or any part thereof for such time and at such
<br /> rentals as Assignee,in its sole discretion, may deem advisable;
<br /> (viii)make any changes or improvements, structural or otherwise, on, in
<br /> or to the Property or anY part thereof which Assignee, in its reasonable discretion,
<br /> may d�eem necessary or exgedient for the leasing, renting or preservation thereof;
<br /> (ix)keep Fux1 maintain the Properiy in Lenantable and rentable condition und
<br /> in a good state of repair;
<br /> (x)purchase such equipment and supplies as may ba necessary or desuable -
<br /> in the opnuon of Assignee for use in connection with the operation of the Propr,riy;
<br /> (xi) pay, from and out of the Rents collected by Assignee hereunder, all
<br /> taxes, assessments, or any and all other charges, costs and expenses which
<br /> Assignee may deem necessary or advisable to pay in connecdon with the
<br /> management and operation of the Property (including, without limitation, any
<br /> interest,principal or other payments due on any and all loans secured by mortgages
<br /> on the Properry, if any, including the 5ecuced Obligations secured by the
<br /> Mortgage);

<br /> place and stead of Assignor and have all of the powers as owner as possessed by
