<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed July 2,
<br />2012, by STEVEN J THOMAS, a single person as Trustor, in which MORTGAGE
<br />ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee for CharterWest National
<br />Bank was named as Beneficiary and U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION
<br />as Trustee, and which was filed for record on July 3, 2012 as Instrument No. 201205464 in the office
<br />of the Register of Deeds of Hall County, Nebraska. Said Deed of Trust was assigned by the original
<br />Beneficiary, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee
<br />for CharterWest National Bank, its successors and assigns to U.S. BANK NATIONAL
<br />ASSOCIATION, by virtue of an Assignment dated July 31, 2013 and filed for record on August 16, 2013,
<br />as Instrument No. 201306690 in the office of the Register of Deeds for Hall County, Nebraska.
<br />GREGORY L. GALLES has been appointed as Successor Trustee, replacing U.S. BANK TRUST
<br />COMPANY, NATIONAL ASSOCIATION. Said Deed of Trust conveys property legally described as
<br />follows:
<br />THE SOUTH ONE HALF OF THE EAST ONE HALF (S1 /2E1/2) OF LOT TEN
<br />(10), VANTINE'S SUBDIVISION, IN THE CITY OF GRAND ISLAND, HALL
<br />COUNTY, NEBRASKA.
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non - payment of the
<br />installment payments due under the Deed of Trust. In addition, Trustor is hereby liable to the Successor
<br />Trustee, GREGORY L. GALLES, for all fees and costs associated with this default and recoverable
<br />pursuant to Nebraska statute § 76 -1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust
<br />property to satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in § 76 -1012.
